A tree-lined subdivision in northeast Ann Arbor
Glacier Highlands is a northeast Ann Arbor subdivision where properties line tree-lined cul-de-sacs. It’s known for its suburban lifestyle and the University of Michigan’s north campus. Glacier Highlands has an active neighborhood association, and most homes are within walking distance of one of the city's top elementary schools. The CAP Index crime score is 2 out of 10, compared to the national average of 4. One of the biggest draws is the 3-mile trip into the city. "Glacier Highlands is a bit farther from downtown, but it's very close to Route 23, which makes commutes out of town easier," says Dawn Whitford with Real Estate One, who has eight years of experience in Ann Arbor. "The northeast side of the city is also very diverse, which in my experience is always a draw for people looking at houses there."
Mid-century homes in a family-friendly layout
Homes in Glacier Highlands were built during the 1960s and 1970s, though most properties have been renovated since. Architecture styles are typical of that time, including ranch-style houses and Colonial Revivals. “Since it was developed in the '60s and '70s, you’ll see more similarity in housing styles than in the downtown area,” says David Anderson, a Realtor with Howard Hanna who lived on the northside for several years. “The northside was built intentionally with neighborhoods that sit around parks and elementary schools.” In Glacier Highlands, kids can use sidewalks and clearly marked crosswalks on the way to the local elementary school. Front yards are shaded by mature trees and illuminated by streetlamps at night. A few homes have put out little lending libraries. It’s difficult to snag a property here, with homes spending an average of six days on the market. Home values range from $600,000 to $800,000, slightly above the average for Ann Arbor.
Low slung ranch homes are also plentiful among Glacier Highlands' quiet streets.
Many of Glacier Highlands homes have been well-maintained and regularly updated.

Home to the city’s oldest Memorial Day Parade
Glacier Highlands' biggest event is the Memorial Day Parade, which has happened annually since the neighborhood’s formation in the 1960s. The parade is Ann Arbor’s oldest and largest Memorial Day celebration. It runs throughout the neighborhood streets, and kids are invited to decorate bikes, wagons and strollers to compete for a prize for the most patriotic décor. The Glacier Highlands Neighborhood Association (GHNA), a volunteer-run group with no mandatory fees, runs the parade. GHNA plans weekly food trucks and monthly potlucks for residents at the centrally located Glacier Highlands Park. Even when there are no special events, the park is a popular neighborhood gathering spot thanks to its play structures and sand volleyball court.
Local schools top the charts
Students can attend Martin Luther King Elementary School, which gets an A on Niche. The site ranks King among the top 2% of public elementary schools in the United States and the second best in Ann Arbor Public Schools. One of its standout features is KingCare, a before-and-after-school program with a long waitlist. Many homes in Glacier Highlands are less than a mile from the school, making this neighborhood popular with families. King is slated to be completely redone from 2027 to 2029, and during the construction kids will attend Logan Elementary.
Clague Middle School rates an A, while Huron High School gets an A-plus. Huron is known for its International Baccalaureate program. The neighborhood is also less than a mile from the private Greenhills School for sixth to 12th grade. According to Niche, Greenhills rates an A-plus and ranks as the second-best private high school in Michigan.
Clague Middle School has an overall A+ rating on Niche and is a highly regarded public school.
Huron High School has a wide variety of athletic fields for school sports programs.

In between two college campuses
Glacier Highlands sits between two college campuses — the University of Michigan’s north campus and the faith-based Concordia University. As a result, the neighborhood is popular with professors looking for a quick drive to work. For residents planning to commute to the University of Michigan’s main campus or its hospital, downtown Ann Arbor is 3 miles away, a 10-minute drive that can sometimes take 20 minutes with rush-hour traffic. U.S. Route 23 is less than a mile from Glacier Highlands. This major highway heads south to connect with Interstate 94 on the way to Detroit Metropolitan Airport, which is 25 miles away. However, the proximity of Route 23 brings some road noise to the neighborhood.
Riverside trails and boat rentals at Gallup Park
The largest green space on the city's north side is Gallup Park, located 2 miles south. Gallup is known for its walking trails that crisscross along islands in the Huron River. According to the Ann Arbor parks department, it is the city’s most popular recreation area. In the summer, it’s open for boat rentals and barbecues; in the winter, heated restrooms are available. The park’s 2-mile trail loop connects to the Border-to-Border Trail, which stretches 35 miles across Washtenaw County. “It’s a great park,” Anderson says. “It’s really nice to ride your bike down there, but it’s harder on the way back because it’s all uphill.” To get to Gallup, Glazier Way and Earhart Road have bike lanes, and Huron Parkway is lined with a sidewalk.
The main road leading to and from Glacier Highlands for cars and pedestrians is Glazier Way.
The nearby Border-to-Border trail follows Fuller Road on the north edge of Gallup Park.

Shopping options along Plymouth Road
Plymouth Road is the closest retail hub, a mile north of Glacier Highlands. Plum Market and Busch's are two large grocery stores, and the Songbird Café is a popular spot for brunch or a cup of coffee. Carson's is a farm-to-table steakhouse with outdoor fireplaces. Rappourt is a trendy gastropub with happy hour deals. Buses run along Green Road, connecting to Plymouth Road in 10 minutes and downtown Ann Arbor in 30 minutes.
Glacier Highlands diners can enjoy a rotating menu of gourmet sandwiches at Songbird Cafe.
Carson's American Bistro serves elevated American-fare just outside of Glacier Highlands.
