Northeast Ann Arbor suburb built around an elementary school and community pool
On the wooded streets of northeast Ann Arbor, Orchard Hills-Maplewood is a family-friendly community with walkability to schools and parks. Residents can volunteer at the local nature center and spend summer afternoons at the nearby pool. The CAP Index Crime Score is 2 out of 10, less than the national average of 4. “They built the neighborhood, the elementary school and the pool all at the same time in the 1960s,” says David Anderson, a Realtor with Howard Hanna who lived in the area for several years. “It’s quieter than downtown and a bit more affordable, too.” But like all of Ann Arbor, demand and prices are rising. The proximity to the University of Michigan’s north campus makes this area popular with professors and other college employees.

Midcentury homes with wooded backyards
Though Orchard Hills and Maplewood are united under one neighborhood association, they are separate subdivisions. Orchard Hills was built in the mid-1960s, and Maplewood was added in the early 1970s. Home styles are typical of that time, mainly ranch-style houses and colonials. Based on size and renovations, prices range from $350,000 to $700,000. Like most Ann Arbor neighborhoods, streets are lined with sidewalks and mature trees. With plenty of preserved natural land around the neighborhood, many yards back into woodlands.

Events planned by an active neighborhood association
The neighborhood is served by the Orchard Hills-Maplewood Neighborhood Association. The association is entirely voluntary and does not place any restrictions on homeowners. Their largest event is the Fall Festival, which includes activities, food trucks, and booths from local organizations. OHMNA also plans a neighborhood-wide yard sale, regular newsletters and a "Welcome to the Neighborhood" program for new residents. “It’s a bit quieter of a community than when I grew up here,” says the current president of OHMNA, John Gaffield, who has lived in the neighborhood since its formation in the 1960s. “But that’s what the association is for — we try to encourage people to get out and meet their neighbors with our events.”
Summertime swim team and a winter skating pond
The Orchard Hills Athletic Club is a centerpiece of the community. With two heated pools, OHAC offers swim lessons, water aerobics and frequent community events. The Fourth of July party is especially popular, and parents enjoy the Wine Down Wednesdays. “My kids were part of the swim team there,” Anderson says. “They compete against all the other local pools.” Membership for OHAC varies year to year, but in 2024, it was $585 for a seasonal family pass and $300 for an individual pass.
The neighborhood is home to Sugarbush Park, which spans 27 acres with wooded trails, playgrounds and various sports courts. The community also borders the Thurston Nature Center, one of the first educational nature centers in the United States. Its 20 acres of ecologically diverse land include a paved trail looming around a central pond. The nature center is open year-round, and in Michigan’s cold winters, the pond becomes a community skating rink. “Skating has happened there as far back as I remember,” Gaffield says. “People put out hockey mats and nets and play on the ice.”

A brand-new building for Thurston Elementary
Thurston Elementary School, which gets an A rating from Niche, sits along the neighborhood's west side. Thurston's active Parent-Teacher Organization helps maintain the land of Thurston Nature Center, and students often use the center as an outdoor classroom. In 2025, construction will begin on a brand-new school building just north of Thurston's current location. “The school was built in the early 60s, so it’s a little outdated,” Gaffield says. “It’s a priority of the city's to update it.” The new building is expected to be completed in 2027, and the old building will be demolished in 2028.
Clague Middle School is on the neighborhood’s west side and scores an A on Niche. Huron High School rates as an A-plus and is the district’s only high school to offer the International Baccalaureate program.

Proximity to the University of Michigan
The University of Michigan’s north campus is about a mile away, with sidewalks connecting directly from Orchard Hills-Maplewood. “Having the university so close means the neighborhood has some high turnover because we get a lot of professor types that move around a lot,” Gaffield says. “Though there are still some people who have been here since the 60s.”
Orchard Hills-Maplewood is about 3 miles from downtown Ann Arbor, home to the university’s main campus and hospital. There’s a bus stop at the entrance to both Maplewood and Orchard Hills. The bus takes just over 20 minutes to get downtown. For longer trips, the neighborhood is less than a mile from U.S. Route 23, which connects to the Detroit Metropolitan Airport, 25 miles away. Proximity to Route 23 means the neighborhood has some road noise. "With the windows open at night, you can kind of hear it," Gaffield says. "But it's not that bad."
Nearby grocery stores along Plymouth Road
The southern side of the neighborhood borders Plymouth Road, a major thoroughfare with plenty of shopping and dining options. There’s a Kroger about a half mile west and Plum Market a half mile east. Carson’s American Bistro is a farm-to-table steakhouse, and The Songbird Café is known for its brunch. Yoon’s Bakery offers a blend of French and Korean cuisine. Right next door, Way 1 Supermarket is one of Ann Arbor’s few Asian grocery stores.
