Waterfront homes, Navy Academy stadiums and local businesses north of downtown
Though it may be located north of downtown, this area is often referred to as West Annapolis, with the added small community of Wardour on the water. “West Annapolis is quieter and more residential, with long-time family homes and small shopping areas,” says Kara Leddy, a Realtor with Coldwell Banker Homes whose family has lived in Annapolis for generations. With a strong selection of locally owned businesses and restaurants, West Annapolis and Wardour locals can find most of what they need just down the street. If not, the nearby West Annapolis Mall and downtown Annapolis are just a few miles away. Homes overlook the water or are tucked into wooded suburban areas off quiet streets. When it's time for Commissioning Week or to catch a game, folks can head to the nearby stadiums and cheer on the Navy Midshipmen. West Annapolis' quiet atmosphere, just minutes from downtown, makes it a serene escape in such a popular city.

Small businesses and restaurants on Annapolis Street
The West Annapolis Business Association supports and encourages small businesses and locally owned manufacturers to create a large network of restaurants, shops and services. Annapolis Street has several bars, cafes and an ice cream shop. A few local favorite restaurants include Always Ice Cream Company and Rutabaga Juicery & Eats. Bean Rush Cafe bills itself as “Maryland’s favorite local coffee shop,” and Graul’s Market has been a family-owned grocery store since 1920. Though it's across the river, Heroes Pub is pretty popular among West Annapolis residents. The bar and restaurant “was made in honor of all our first responders. Wonderful people own it and work there; it’s like our Cheer’s,” Leddy says. When it's time for a longer shopping trip, folks can head west to Annapolis Plaza, a large strip mall with a Trader Joe’s next to the Annapolis Mall. Just south of there, Annapolis Town Center has other major stores like Target, Whole Foods and Pottery Barn.

Oktoberfest food trucks and Holiday Market vendors
Residents and businesses gather annually for a few festivals that engage and support the community. The area’s Spring Festival celebrates the warming temperatures and blossoming flowers in May with a flower show, live music, food trucks and vendors. Oktoberfest takes over Annapolis Street, where visitors can shop from vendors, sample local flavors and try dozens of craft beers and brews. Though downtown is famous for its December vendor markets and decorations, West Annapolis hosts its own holiday market on the corner of Annapolis Street and Giddings Avenue for some Christmas spirit closer to home.

More modern builds and waterfront property
Though Annapolis has deep historic roots, many West Annapolis and Wardour homes were built after the 1940s. A combination of Cape Cods and cozy cottages near the water is mixed with two-story modern Traditional and Colonial-inspired builds. Many have been updated to meet more contemporary standards and have different shades of colorful vinyl siding. Most homes start around $450,000. These lower-priced homes are on the west side of town near Admiral Heights. Other homes can stretch as high as $1.8 million, especially those closest to Wardour and Shady Lake. Townhouse and condo options are also available at prices between $200,000 and $550,000, depending on proximity to the waterfront, size and style. For example, smaller apartment-style condos will be priced lower, while larger townhouses near the water are priced higher.

Scenic parks and overlooks on the Severn River
Home to scenic overlooks on the Severn River and the Terwilliger Brothers Field at Max Bishop Stadium and Navy-Marine Corps Memorial Stadium, West Annapolis is no stranger to sports and outdoor activities. “One of the best things about living here is the location. We’re two hours from the ocean in one direction and two hours from the mountains in the other. You could go skiing and hit the beach in the same day if you wanted to,” Leddy says. Small parks like Tawes Garden and Heineman Park are shady green spaces either for sitting beneath tall trees or overlooking the waterfront.
Though there aren’t many large open green spaces in West Annapolis or Wardour, catching a game at the nearby stadiums or spending a day out on the water is a common pastime in town. Annapolis is a haven for boating enthusiasts, drawing both locals and visitors to its waters. "Boating is a huge scene here—we're one of the top sailing capitals in the world, right alongside Rhode Island and the BVI. We even host two major boat shows every year," says Kara Leddy.
