Tucked beside the San Jacinto Mountains, Anza combines stunning views with open land and a lower cost of living than many surrounding areas. Located 40 miles from Palm Springs and 34 miles from Temecula, the population doubles in the summer months as people come from the city to enjoy a slower pace of life. “Anza is a semi-rural ranch-style community with a small-town feel, which can be rare in Southern California. It has all four seasons, comfortable summers, and it’s close to national forest land and state parks,” says Justin Caudillo, a Realtor with HomeSmart Realty West with 16 years of real estate experience. The town is unique in other ways, too. The Cahuilla Native Americans lived in the valley for two thousand years before encountering the Spanish in 1774. Today, the town is adjacent to the Cahuilla Reservation and is heavily influenced by the tribe’s artwork and folklore. In fact, Anza has carefully avoided overbuilding to keep its distinctive character.

Locally owned businesses, valley history and a casino

Anza is dotted with small, locally owned businesses like Cahuilla Mountain and Cali Produce Markets. These grocers keep locals supplied with essentials, while local restaurants let people take the night off from cooking. Taste of Asia offers a selection of several cuisines like Vietnamese, Thai and Chinese, and Yilbertos Taco Shop provides Mexican fare, breakfast burritos and burger options. Thirty miles away in Temecula, the Redhawk Town Center is an open-air mall with large retailers like Walmart, a weekend farmers market and various eateries. Anza is home to the Hamilton Museum as well. It showcases life in the valley before the 1950s when electricity and paved roads were installed. The Cahuilla Casino Hotel also sits at the edge of town on Route 371, or Cahuilla Road.

Ranch-style houses on acres of farmland

Housing here consists of ranch-style homes, custom-built dwellings and manufactured housing communities. Covered patios and carports are common, and being surrounded by foothills provides beautiful scenic views. The amount of available land in Anza leads to large plots for homes, and many homebuyers seek out residences on multiple acres. “Anza attracts people looking for extra space. They can have farms, animals, and horses. There’s plenty of land,” says Justin Bringas, a Realtor with Keller Williams Temecula with a decade of experience. “Most people move for the country living, but they can come into the city when they need something. It’s 30 to 40 minutes from most dining, shopping and groceries.” Houses sell for a median price of $350,000 after 50 days on the market. Manufactured houses range from $105,000 to $385,000, while ranch-style and custom homes range from $220,000 to $850,000.

Historic landmarks, horse riding and swap meets

Horseback riding is a popular activity in Anza. Equestrian trails run through rugged landscapes and open valleys, and several local ranches offer horseback riding lessons and boarding. Minor Park is located on the city’s main street and is home to play equipment, open space and Anza's Historic Little Red Schoolhouse. The one-room building is over 100 years old and was the original Hamilton School. Right down the road, Anza Community Center hosts a swap meet on the 1st and 3rd Saturday of each month and activities every day of the week.

Sports, tutoring and a local college

Anza’s children can attend Hamilton School and Hamilton High. Niche C-plus-rated Hamilton School teaches kindergarten through fifth grade, while B-plus-rated Hamilton High educates sixth through 12th grades. The elementary operates an after-school tutoring program until 6 p.m. each day, and the high school is known for its wide variety of athletic teams, like wrestling, soccer and football. Anza is also home to Olivet University, a theological college and seminary.

State routes to Riverside County cities

The town is a car-dependent area with no public transportation. Commuters use Cahuilla Road, the main thoroughfare, to connect with Routes 74 and 79 to San Jacinto and Temecula. The average Anza commute time is 44 minutes, longer than the national average. Palm Springs International Airport lies 41 miles away, although health care is always close with the Anza Community Health Center just off Kenworthy Bautista Road.
