The neighborhood might’ve been the home of Marty McFly from “Back to the Future,” but driving through Arleta feels like a visit to the past. The neighborhood is full of postwar homes and local businesses, giving the Arleta a nostalgic feel. The neighborhood is 20 miles from downtown Los Angeles and sits within Los Angeles County, but it has an old-fashioned suburban feel that can’t be found in the City of Angels.

Older homes and plans for future development
While Marty McFly’s house isn’t available for purchase, buyers can find almost identical ranch-style homes across the neighborhood. Postwar ranch-style homes start at $610,000 and can go up to a million. Remodeled homes will occasionally come up on the market, with updated kitchens and bathrooms and freshly painted facades. These homes range from $800,000 to $1.3 million.
While these older homes have been well-maintained and are often move-in ready, Mary Anne Been, a real estate agent who has previously sold in the area, says it's an appealing market for investors. “As far as large new build developments, I am not sure those are happening, but I can tell you a lot of fix and flip projects are happening in the area,” she says. “With the onset of SB-9, many developers are wanting to subdivide the larger lots to create more housing opportunities. It’s definitely an appealing area for developers or investors looking to buy and hold or fix and flip.”

Arleta public schools
Most kids will begin their education at Beachy Avenue Elementary School and continue on to Pacoima Middle School, both of which earned a C-plus on Niche. They’ll finish school at Arleta High School, graded B-minus. The school is reinventing the way it educates students by breaking the large student population into smaller groups, more interactive classes and teacher mentoring.

Neighboring highways and bikeways
One of Arleta’s biggest appeals is its easy access to major highways, making commuting quick. Interstate 5 runs down the eastern border of Arleta, with access points to highways 118 and 170 on the northern and southern ends of the neighborhood. Valencia is 18 miles north, and Universal City is 10 miles to the south.
While an LA County bus does circulate through the area, a car is the best way to get around. Most residents will drive, but the neighborhood is also accessible by bike. Arleta’s Bike Score is 73 out of 100, thanks to LA County’s network of bikeways weaving through the city. For those traveling even farther away, Hollywood Burbank Airport is seven miles south.
Popular parks in Arleta
Been says, “Parks are a large part of the community as many of them host sports events such as soccer games and practices for the local and club teams.” Branford Recreation Center, located in Branford Park, is the neighborhood’s primary recreation location. The city operates clubs and camps for neighborhood children, from educational workshops to youth sports leagues. The playground, baseball diamond and basketball courts are often in use.
The picnic benches and playground at Devonshire Arleta Park are often busy as well. The pocket park might be small, but its proximity to homes makes it a popular gathering place.
Long-time local favorites for shopping and dining
“The absolute most important reason for many buyers is the countless number of eateries and coffee shops in the area,” says JoseLuis Mejia, a real estate broker who has previously sold in the area. Arleta is full of local restaurants that have become community mainstays over the years. Along Van Nuys Boulevard, residents can eat at the same restaurants previous generations of homeowners enjoyed. Ay Papa Que Rico is one of Arleta’s most popular restaurants, serving authentic Cuban cuisine. Laura’s Restaurant is another frequent favorite.
Been says the neighborhood is not known for its shopping, but there are markets where locals can pick up ingredients and essentials. El Super and Vallarta Market keep residents stocked with groceries.
Things to do near Arleta
Been describes the area as mostly quiet but close enough to other communities to have options. “Arleta is close to major attractions like Universal Studios and Magic Mountain theme parks and is a short drive to major shopping centers and restaurants,” she says.
