A home in Walnut Creek comes with plenty of Arlington conveniences — from the downtown area to swaths of green spaces – the neighborhood places locals minutes from a laundry list of amenities. Plus, the homes themselves are notable in their own right. “The nice thing about the area is it’s got readily available inventory. And the houses are well maintained,” says local Realtor Steve Kahn of Century 21 Mike Bowman, Inc. “They buy because it’s an attractive, affordable area. It’s reasonably priced.” Walnut Creek is also in proximity to highly rated schools in the Mansfield Independent School District and an array of commercial retail stores and chain restaurants within a 10-mile radius.

Well-manicured half-acre lawns in Walnut Creek
Large oaks, draping willows and assorted shrubbery dot lawns and line some of the sidewalks that span just about every block here. Properties sit on the well-manicured lawns of lots that stretch from just over 7,000 square feet to more than 12,000 square feet. Options in this area were, by and large, built in the late 1980s and on. Homes here maintain a mostly cohesive look thanks to their brown and beige, brick and stone exteriors. The houses around Walnut Creek also share new traditional colonial styling, with expansive floor plans — ranging anywhere from 1,400 square feet to more than 3,000 square feet, in single- and multistory layouts. Prices in Walnut Creek can start in the $300,000 to $350,000s for a smaller, more established option and reach the $380,000 to roughly $500,000 for newer, more stately homes. Kahn, who has more than 30 years of experience in the Dallas-Fort Worth area, says the demand for homes here is on par with the rest of the area. Walnut Creek homes typically sell in about 30 days, he says.

Walnut Creek students can attend a pipeline of schools in the Mansfield Independent School District that share an A-minus score from Niche. Within reasonable walking distance is Thelma Jones Elementary, a kindergarten to fourth-grade institution that offers coding activities to all its students. Students can then attend Della Icenhower Intermediate for Grades 5 and 6 before spending seventh and eighth grade at James Coble Middle. Timberview High School is also within walking distance and houses Early College High School, a program that allows students to gain up to 60 hours of college credit or an associate degree through the area’s Tarrant County College.

Residents of Walnut Creek also have multiple parks within walking distance. One option is the Webb Community Park, which sprawls for 70 acres. The amenities within Webb Community Park include a basketball court, playground, splash pad and skatepark. The property here is also home to The Beacon Recreation Center, full of multipurpose courts, a weight room, an indoor track and more. Residents can also sign up for programming here, including personal training. Those looking to go for a stroll, a jog or a bike ride can follow the Bowman Branch Linear Trail from here to Bowman Branch Linear Park, a 154-acre natural area. Multiple expansive parks lie along Joe Pool Lake's waterfront. Loyd Park, popular for its abundant campsites and hiking trails, sits on the eastern shore, while the 784-acre Lynn Creek Park is located north on Lake Ridge Parkway. It offers sandy beaches, volleyball courts and boat ramps.

Ample grocery stores and a range of local restaurants and cafés
Locals can stop by Anakaren Bakery for a quick bite to eat after enjoying one of the parks. This spot is much more than the name might suggest — patrons enjoy tacos in addition to baked goods like tres leches cake. On Mansfield Webb Road, there are a few restaurants and several chain grocery stores. ALDI, Kroger and Walmart Neighborhood Market are all nearby. Restaurants and cafés include the Luna Grill, which serves classic Mediterranean food like kebabs, and the neighboring Qamaria Yemeni Coffee Co. Iced coffee and matcha lattes are staples here; however, employees recommend not leaving without a pastry or two. The most popular treats are coffee cakes, milk cakes – specifically Biscoff – and honeycomb bread. The latter is a classic Yemeni sweet consisting of round balls of dough baked closely together, then stuffed with cream cheese and drizzled with honeyed syrup.
Lake Prairie Towne Crossing, roughly four miles north, offers other commercial retail options such as Target, Marshalls and The Home Depot.

Live entertainment spans small theaters to the massive AT&T Stadium
About 4 miles north of the neighborhood is EpicCentral, one of the city’s many indoor and outdoor entertainment centers. Here, locals can grab tickets to see local performers live at the Epic Black Box Theater. Football fans can instead make their way 8 miles north to the AT&T Stadium, home to the Dallas Cowboys football team. Sunny days in Texas can be spent braving the waves at Epic Waters Indoor Water Park and Six Flags Over Texas; the latter is 5 miles west via I-30.
Getting in and around Walnut Creek
Walnut Creek is car-dependent, as the area does not have accessible public transit. Arlington is 9 miles north and accessible by S Collins Street. Residents have Texas State Highway 360 at their fingertips, too, when they need to make a trip farther away. TX-360 and Interstate 2 lead drivers to Dallas, for instance, which is just about 26 miles northeast. Mansfield Webb Road, just east of Webb Community Park, leads to grocery stores and US-287, which takes locals to Fort Worth, roughly 21 miles northwest.
Dallas Fort Worth International Airport is less than 20 miles away and accessible via TX-360 N. For immediate medical care needs, Baylor Scott & White Emergency Hospital and Medical City Arlington are within 6 miles north of Walnut Creek.
