Watsonville offers amenities for most sports, nature and shopping fanatics

Sandwiched between Dallas and Fort Worth, Watsonville provides access to all the culture and entertainment these two big cities offer. It's also just south of Arlington, an artsy college town with thriving cultural and entertainment districts. "It has easy access to highways, and it's in a good school district," says Sarah Padgett, a team lead with Century 21 Judge Fite Company. "I think Arlington is voted one of the best places to live the past few years, which I'm not at all shocked by. It's got a ton of family-friendly entertainment, too." From water sports on Joel Pool Lake or Lake Arlington to the renowned Tierra Verde Golf Course, Watsonville still offers a variety of outdoor recreation. And South Arlington sports fans aren’t disappointed; the largest enclosed stadium in the National Football League (NFL) is roughly 11 miles away.

Watsonville’s inventory includes multi-level brick properties and lots

Newer, planned subdivisions sit along the east side, featuring one-story brick tract homes, often with built-in garages and a price point between $355,000 and $435,000. Toward Watsonville's west side, three to four-bedroom homes become extravagant and spread out, selling anywhere from $575,000 to $700,000. Here, five bedrooms or more can exceed $800,000. Interested homebuyers need to move fast to find a home in South Arlington. "It's pretty competitive – homes are selling within the first week; anything under 2,000 square feet doesn't last more than a few days," Padgett says. However, more and more land is becoming available, with prices for quarter-acre lots ranging from $100,000 to $180,000.

Students attend schools in the award-winning Mansfield ISD

Families can take advantage of the highly-rated Mansfield Independent School District. Watsonville's youngest students can attend Janet Brockett Elementary School, graded A-minus by Niche, before attending T.A. Howard Middle and School Summit High School, earning B-minus and A-minus Niche scores, respectively. The high school offers several clubs and extracurricular activities, including Yoga Club and Step Team. While Arlington is home to three colleges, its most prominent is The University of Texas at Arlington, which remains a significant employer.

Mansfield is in proximity to a diverse range of local restaurants and chain storefronts

One mile away, Matlock Road and South Cooper Street give way to Mansfield Town Center, home to local eats, storefronts and nationally recognized grocers Kroger, Sprouts Farmers Market and Walmart. Between both downtown Arlington and The Parks Mall, Watsonville is experiencing a growing and diverse food scene. Thai, Vietnamese, Mexican, Korean and Indian restaurants are just a few examples of options within a 12-mile radius. On FM 157 is Mama Cuca's Mexican Cuisine, a local restaurant that has been cooking authentic dishes that have been passed down for generations.

From Mansfield’s Veterans Day Parade to Arlington’s South Street Art Festival

Historic Downtown Mansfield hosts the Music Alley Festival every April, and in November, streets shut down for the annual Veterans Day Parade and Salute. During the holiday season, Arlington hosts its Texas Christkindl Market. Crowds gather to enjoy hot, mulled wine and traditional German treats. Arlington’s South Street Art Festival is the longest-running art festival in the city and features work from over 100 local and nationally renowned artists.

Spending time outside – whether it's running, walking, or basking in the sun at Joel Pool Lake – is a popular Watsonville pastime. Bowman Branch Linear Park's trail starts on Tin Cup Drive and winds through Arlington for 3 miles. Before ending at Webb Community Park, the path maneuvers through wooded natural areas and passes Don Misenhimer Park's playground, sand volleyball and basketball courts for residents to enjoy. The 250-acre Tierra Verde Golf Club is a municipal course owned by the city and the first in Texas to be certified as an Audubon Signature Sanctuary, named one of the best courses in the Metroplex. For art camps, archery classes and other recreational groups, the Mansfield Activity Center is 5 miles away. Martha Walker Park offers a playground, exercise equipment and picnic areas on the neighborhood's western side.

Getting in and around Watsonville

Watsonville residents can reach Dallas and Fort Worth within 25 miles. Arlington, Dallas and Fort Worth offer public transportation through the Trinity Railway Express (TRE). Major highways include Highway 287 and Highway 157, with both intersecting at Mansfield Town Center. Dallas Fort Worth International Airport is roughly 23 miles north, and Medical City Arlington is 4 miles away for immediate medical care.
