Neighborhood parks and earthen paths make Arlington Forest a mecca for outdoor lovers. This Arlington suburb is lined with midcentury homes but swiftly unfolds into a labyrinth of parks, trails and playgrounds. “You can’t do any better than this neighborhood because its got a little bit of everything,“ Paul Cachion, a Realtor with Long & Foster Realty and a resident of the neighborhood for the past 22 years says. “It’s urban in the fact that it’s a 15-minute walk to two separate Metro stations and that you can walk to restaurants or to catch a movie. It’s suburban because of all the single-family homes. And it feels like you’re in nature because we’re surrounded by two parks.”

Colonial revivals with spacious, tree-covered front lawns

Arlington Historic District is a row of historic homes built between 1939 and 1948. The district is comprised of detached, single-family colonial revival abodes that hold the history of the larger community. Homes here feature tree-covered spacious front yards, while many include renovated interiors. 3-bedroom colonial revivals start at $730,000 with some going for up to $1.1 million. Colonial revivals with four or more bedrooms start at $800,000 and can for as much as $1.5 million. Street parking is common in Arlington Forest as some homes are without garages. Residents looking to take a walk around the neighborhood after work will enjoy this neighborhood, which has sidewalks on almost every street.

The well-regarded Arlington Public School system

Residents of Arlington Forest have a plethora of great public and private school options. The neighborhood is a part of the Arlington Public School system. For Pre-K through 5th grade, students may attend Ashlawn Elementary School, which earned an A-minus from Niche. From there, they may head to Kenmore Middle School, which earned a B-plus from Niche. For high school, residents may attend Washington Liberty High School, which not only earned an A-plus from Niche but also boasts an average school GPA of 3.65. Some residents choose to send their children to Our Savior Lutheran School, a Pre-K through 8th-grade private school that earned an A-plus from Niche.

Activities galore at Edison Park, free concerts at Lubber Run Amphitheater

Edison Park is a small play cove in the community’s residential streets. Complete with tire swings, slides and climbing frames, the space is primed for sandbox escapades. Lubber Run Park is a 31-acre wonderland for athletics and entertainment. Visitors can plan for a pickup game on the basketball court or a picnic lunch on the park bench. The Lubber Run Community Center houses the park’s fitness facilities. The campus includes an indoor track, multi-use court and rows of cardio and strength machines. For those looking to ditch the equipment, they might want to check out Lubber Run Trail. This maze of streams and pathways carries hikers and bikers through lush, seasonal terrain. Along the course, visitors find the Lubber Run Amphitheater, an outdoor stage used for free summer concerts.

Arlington Forest Shopping Center is the area’s shopping hub. Residents can swing by for a bite to eat at a local bistro or sit down and stay awhile at a casual dining establishment. For those looking for an upscale coffee place, look no further than La Coop Coffee Co. This single-origin coffee shop prides itself on its farm-direct approach. Locals love the Thai cuisine at Crystal Thai Restaurant, known for its tasty pad Thai. For more of a savory meal, residents head over to Pupatella Neapolitan Pizza, which was named as one of the ’38 Essential Pizzerias Across America’ by Eater. Arlington Forest is a 15-minute walk to two different Metro stations, making it an easy commute into Washington D.C. for residents. Some locals use the Washington and Old Dominion Trail to bike to work. The trail runs 45 miles from Shirlington to Purcellville and has numerous access points with parking. For those looking to get out of town, Ronald Reagan Washington National Airport is a 5-mile drive. For medical attention, Inova Fairfax Medical Campus is a 7-mile drive.

Arlington Forest Community Association keeps residents in the know

The Arlington Forest Community Association takes charge of the neighborhood’s news and events. Locals wait all year for the association’s annual community yard sale in May. When updates arise, the AFCA spreads the word through the Arlington Forester. Locals can access copies online or wait around by their mailboxes. “It’s so sweet. We’ve had one of the longest-running newsletters in the country. It advertises our annual events, including the Halloween parade,” Cachion says.
