South Arlington community close to D.C.

Between Interstate 395 and the Pentagon City metro station lies a compact suburb called Arlington Ridge where many government and military employees can find homes near their jobs. "By car, we are the closest neighborhood to D.C., with zero stoplights on the way," says James Andors, a Realtor with the Andors Real Estate Group of Long & Foster Real Estate. "We're also within walking distance of the Pentagon." Folks can live in single-family homes with modest lawn space, not the high-rise condo communities that are commonplace in the city of Arlington. And they can shop at newly developed retail centers like Pentagon City, Crystal City, and National Landing or walk to Reagan National Airport, less than a mile east of home.

Andors considers Arlington Ridge an active community, saying, "There's lots of biking and running; everyone's out walking their dogs, and neighbors are chatting. There's easy access to George Washington Memorial Parkway bike trail system." Fort Scott Park is in the neighborhood's southeast corner, with a playground, picnic area, lighted basketball courts and nature paths. For a more serious hike, locals head to Four Mile Run, a seven-mile paved trail popular with cyclists. Mount Vernon Trail runs beside George Washington Parkway, or "GW Parkway," as locals call it. This trail runs beside Reagan Airport and has sweeping views of the flowing Potomac River. Mount Vernon Trail also passes through the lesser-known Gravelly Point Park, where folks can picnic on the grass and watch planes land overhead. "The nearby Virginia Highlands Park offers various recreational facilities and green space for outdoor activities," says Adam Segel-Moss, community engagement manager with Arlington County Department of Parks and Recreation. This 20-acre park has tennis and basketball courts, a community field and the "sprayground," a splash park for kids to cool off during the humid Virginia summers.

Roaring '20s kit-houses and colonials on hilly lots

Home values in Arlington Ridge range from $750,000 to $1.9 million, varying by age, remodel status and square footage. Arlington Ridge's homes are situated on hilly landscapes with moderate tree cover. There are brick, center-hall colonials and split-levels from the 1940s and 1960s, while original neighborhood properties date back to the early 1900s. "The neighborhood was originally built up from the Eads Street Rail Station in the 1920s," says Andors, "and a number of Sears Craftsman [homes] and bungalows were shipped here in freight cars."

Pentagon City and Crystal City are two large, regional malls in town

Pentagon City and Crystal City are two mixed-use retail centers to the north and east of Arlington Ridge, and Pentagon City is the largest enclosed shopping mall in Arlington. Folks can browse name-brand retailers like Nordstrom and Macy's and peruse the shelves and display cases at Apple and Coach. Further east, Crystal City is more restaurant-heavy, hosting fast-casual spots and the no-frills Kabob Palace, serving Afghan cuisine, halal platters and spicy curries 24 hours a day, seven days a week. There's a Giant to the south in the Long Branch Creek neighborhood and a Whole Foods in Pentagon City for grocery needs.

Arlington Public Schools supports military families

The top-rated Arlington Public Schools district serves the neighborhood. Students can attend Oakridge Elementary, Gunston Middle and Wakefield High; all three have A-minus ratings by Niche. Oakridge Elementary School was recently recognized with a Purple Star Designation Award for supporting military students and families. The school also partners with the crew of the USS Arlington. Over the years, students have sent care packages, and crew members have visited the school to read stories and participate in activities.

Within a mile of the Pentagon and Reagan Airport

Arlington Ridge has great access to the nation's capital by car and rail. Drivers can take Washington Boulevard onto U.S. Route 50 without hitting a single stoplight to reach D.C. in 6 miles. Pentagon City and Crystal City have metro stations offering Blue and Yellow Line access through D.C., Maryland and Virginia. Crystal City has a Virginia Railway Express station for commutes to Manassas and Fredericksburg. Ronald Reagan Washington National Airport is within walking distance of Arlington Ridge, making domestic and international flights easy to access. "Arlington Ridge is not in the flight path and is actually restricted airspace, so there's great proximity without the plane noise." Andors jokingly adds, "Nobody can fly overhead, but the President's helicopter might get a pass." Military employees find Arlington Ridge appealing because of its proximity to the Pentagon and Fort Myer, which are within a mile on either side of Arlington National Cemetery, just north of the neighborhood border.
