The lifestyle offered at Boulevard Manor is a no-brainer for those who prioritize proximity to great parks and outdoor space but still see themselves relatively close to D.C. in suburban-style housing. This neighborhood is roughly 7 miles from the big city. Still, residents can save themselves the commute if they wish – Boulevard Manor offers everything they need with a quick drive, like great dining, extraordinary parks and a large shopping center.
Multiple variety of dwellings available
“The walkability here is incredibly high, but it’s still suburban,” says Realtor Rick Hartunian about the area. Well-paved sidewalks connect the homes, making it easy for walks with a stroller or a dog, and large driveways and yards provide a spacious feel that’s never too stuffy, especially in contrast with some of the more urban-leaning neighborhoods of Arlington that are found closer to the city. The sidewalks are lined with elegant homes, many on top of hills rich with ivy and shaded by mature oak trees. The average home price in this neighborhood hovers between $934,000 to $1.6 million.
The homes of Boulevard Manor reflect this cozier, suburban lifestyle that is coveted in the sometimes-bustling Northern Virginia region. In other words, there is enough space for a pool, garden, furnished patio, or fence for a pet, but it also keeps proximity to wave at your neighbor. The curbs of this neighborhood also leave room to get the kids together for a curbside basketball game. Realtor Ann Wilson says the neighborhood developed between the 1950s and the 2000s. Wilson has sold homes in the area for Century 21 New Millenium for 20 years. In the 1950s, split levels, split foyers, colonial revival and ramblers. In the 1960s, the area saw the development of bilevels and more split foyers. In the 90s, more colonial revivals came to the community and in the 2000s, larger colonial revivals were built, completing construction for the area. “Prior to developing the area, Boulevard Manor was home to the area’s last working dairy farm,” Wilson says. “In the Revolutionary War period, George Washington sent spies to what is now known as Spy Hill to observe whether British Troops were raiding the Potomac River. Today, it is not really a well-known neighborhood.”
Shopping options can be found in any direction
Stores and eateries are only a few miles from Boulevard Manior in any direction. For convenience, the nearby Eden Shopping Center has Target and Safeway to cover all your household essentials. There is a Chinese restaurant for takeout and a Chik-Fil-A for quick dinner pickups. For sit-down dining, there is a great diversity of cuisines, like Turkish food at Istanbul Grill or Lebanese dishes at Layalina Restaurant. There is also a movie theater at the nearby Ballston Commons Mal
More than 100 annual events
Wilson says the Rosslyn Business Improvement District is the group responsible for holding events in the area. The organization holds over 100 events annually, from holiday celebrations to pet-centric events and virtual trivia.
Well-rated schools
Children of the neighborhood can go to Ashlawn Elementary School, which is walkable and a highly regarded school that offers a unique after-school event called Family Dance Nights. Local families look forward to the dance party hosted yearly in the school’s gymnasium. Niche rates the school with an A. Kenmore Middle School is a B-plus ranked school and the local high school, Yorktown, has an A-plus ranking. There are 15 colleges and universities near the community including the University of the District of Columbia, George Mason and Marymount universities.
"Living at a country club without the fees."
Because of the proximity to parks and amenities, Wilson says some residents have likened the neighborhood to “living at a country club without the fees.” For even more space to get outside and play, Upton Regional Hills Park is a neighborhood gem. It’s worth a visit year-round with its sprawling green spaces that offer a ropes course, mini golf and batting cages. Be sure to plan a visit when the weather is warm, too. Their water park with slides and splash pads is top-rated. Those who keep an active lifestyle will love to know that Boulevard Manor homes have easy access to the Four Mile Run trail or bring a friend to Bluemont Park for a game of disc golf, tennis or baseball.
An easy commute
With the East Fall Church and Baltson Metrorail stops nearby, commuters have multiple public transportation options. “It’s a great place to be,” Wilson says. There are 3 other MetroRail stations in Arlington and the area is serviced by the Black, Red, Green, Purple, Yellow and Blue MetroBus lines.
