Trendy, walkable and convenient Arlington neighborhood
Clarendon and Courthouse might feel like two distinct neighborhoods, but their shared civic association has solidified them as one community. The area's housing options, shopping centers within walking distance, and two Metro stations make it a highly desirable and convenient Arlington neighborhood less than 5 miles from downtown D.C. Clarendon, on the neighborhood's west side, has a bustling nightlife scene, restaurants and shopping. Courthouse, on the neighborhood's east side, has more office buildings and the Arlington Courthouse, but its walkability and convenience make it equally desirable. "We pay more for housing than people further away from things. But we have great schools, and you don't need a car, so you save money in that regard," says Kristine Woods, president of the Clarendon-Courthouse Civic Association.
Prioritizing urban planning in a dense neighborhood
Thoughtful urban planning is a priority for residents and the county, as Clarendon-Courthouse is a densely populated, mixed-use area that continues to grow. "Our neighborhoods used to all be single-family homes. But once Arlington County decided to put Metro stops in these neighborhoods, Arlington County had the good foresight and community process to rezone things, put density near the Metro stations, and make transit-friendly, urban villages," Woods says. "But the new struggle is the Rosslyn-Ballston Corridor is a big heat island, since so much of it is paved." She explains that the Civic Association and community members acknowledge that the area has lost mature trees and are thinking of how they can increase tree coverage. "There's a history in this neighborhood of good urban planning and citizen involvement, and we have the results to show for it," Woods says.
Nightlife, shopping and dining within walking distance
The Crossing is Clarendon's major retail district, featuring national retail brands like Pottery Barn, The Container Store, Apple and Williams-Sonoma. Trader Joe's and Whole Foods are also within walking distance. Clarendon has a lively nightlife scene. Some of the area's popular venues include B Live, a retro diner-themed bar with casual food and live music, and Screwtop Wine Bar, an upscale spot serving cheeseboards and craft cocktails to enjoy on their patio. The Courthouse side of the neighborhood is the county's civic center. In addition to the courthouse itself and other government buildings, there are plenty of coffee shops, a beer garden and places to grab a good meal, like Ireland's Four Courts, which has been serving up traditional pub fare for more than twenty years.
Condos, townhouses and a selection of single-family homes
The few single-family homes in the sought-after Clarendon neighborhood sit on small lots along narrow streets lined with cars. These houses, typically in Cape Cod, Craftsman and modern styles, rarely come up for sale, but when they do, they start around $1.25 million and reach up to $3 million. "It's hard to find a single-family home in a truly walkable neighborhood in the general D.C. area. In the few areas where that exists, those homes sell at a tremendous premium," says Jamie Test, Realtor and Vice President of Compass Real Estate in Alexandria. "$2 million is the new $1 million." Condos, townhouses and apartments are more readily available. One-bedroom condos range from the mid-$400,000s to $600,000, while three- and four-bedroom townhouses go for $1.2 to $1.6 million. Housing on the Courthouse side of the neighborhood tends to cost slightly less than comparable units on the Clarendon side, though ranges are generally similar. And though there are property owners in the area, many rent, and most new developments are geared toward renters. "A lot of people who own townhomes continue to own them and rent them out. Right now, I'd say it's 80% renters and 20% owners," Woods says.
Maximizing outdoor space at Rocky Run Park
Rocky Run Park, which was renovated in 2014, maximizes its small space with a field, lighted basketball courts, a playground and picnic areas. 11th Street Park has walkways and an open space for picnicking under the shade. Woods explains that, although the neighborhood doesn't currently have many parks, the Civic Association and County of Arlington want to leverage redevelopments to implement new public parks. "There's talk of rebuilding Fire Station Number 4 in our boundary, and we're talking about how we can make that more of a dual space, like having a park or rec center on the rooftop," Woods says.
Students attend Arlington Public Schools
Students in Clarendon and Courthouse attend highly-rated Arlington Public Schools. Arlington Science Focus Elementary School earns a seven out of 10 from Great Schools and is not rated by Niche. This magnet school specializes in science and process, and students participate in hands-on learning activities in subjects including geology, zoology, ecology, physics, chemistry and more. Older students attend Dorothy Hamm Middle School and Yorktown High School, both of which earned A-plus grades from Niche.
Year-round events and social services
The neighborhood hosts events throughout the year, including the Arlington Festival of the Arts in April and Clarendon Day in September. Clarendon Day is the neighborhood's bustling annual street fair with live music, street vendors, beer and wine tastings, and activities for kids, including bouncy houses and arts and crafts. Arlington County Central Library also serves the area, hosting nearly daily events such as adult education seminars, book clubs, story times, language learning sessions and more in its spacious, two-story building. The neighborhood also has several nonprofits within its boundaries that the community and Civic Association help support. These nonprofits include Offender Aid and Restoration for formerly incarcerated people to find jobs and reassimilate into society, and PathForward for homelessness prevention.
Walking, driving and taking the bus and Metro
Clarendon-Courthouse is less than 5 miles west of the National Mall and downtown Washington, D.C., across the Potomac River. The Clarendon and Courthouse Metro stations in the neighborhood are on the Orange and Silver Lines crossing into D.C. Alternatively, drivers can take Arlington Boulevard and cross the Theodore Roosevelt Bridge into D.C., though many residents prefer alternative modes of transportation. "When people talk about what they like about living here, they care about the walkability," Woods says. "There are certainly plenty of folks who don't own a car." Clarendon-Courthouse also has bus stops serviced by Arlington Transit and Washington Metropolitan Area Transit Authority buses. "If I'm going to Georgetown, I take the 38 bus, because parking is a headache," Woods says. The neighborhood is also 6 miles northwest of Ronald Ronald Reagan Washington National Airport, 4 miles northwest of the Pentagon and 3 miles west of George Washington University Hospital. Clarendon-Courthouse has a CAP Index crime score of 4, indicating a crime risk on par with the national average.
