Colonial Village was built in the 1930s by the Federal Housing Authority. The older condominiums that make up the neighborhood stand out among Arlington's more modern high-rise apartment buildings in areas like Rosslyn. Candee Currie, an associate broker with Century 21, says, "Colonial Village is a garden-style condo community; buildings are no higher than three stories. [It's] also some of the least expensive condos for the location in Arlington." Residents here benefit from being part of Arlington's larger Court House region, with a thriving sector for dining, entertainment and nightlife only minutes away from home.

Dine at Rhodeside Grill and Courthouse Kabob, while Clarendon nightlife is a mile west

While the community is primarily residential, a small strip of local diners sits along Wilson Boulevard, including Thai Select and Pho 75. Just across the street is the expansive commercial district of Court House, with spots like Courthouse Kabob, an Afghan fusion restaurant that mixes traditional cuisines with modern elements and serves fresh-baked bread. AMC Courthouse Plaza 8 is a movie theater that residents can walk to. At the corner of Wilson Boulevard and Rhode Street is the Rhodeside Grill, hosting live music and offering casual pub fare, complete with décor like historic murals and decorative tin ceilings. Residents can also shop for groceries at the Safeway in Rosslyn or MOM's Organic Market along Langston Boulevard in nearby North Highland. West of Colonial Village is Clarendon, known for its dining and nightlife district. Clarendon spots like Bar Bao and Don Tito serve full lunch and dinner menus by day and become popular places to dance and hear live music once the sun sets.

Open-planned brick condos priced lower than the city average

The prices for homes in Colonial Village run lower than much of Arlington County; as a result, it has gained a reputation as a starter-home market. Home values range from $300,000 to $625,000, with studio, one-and-two-bedroom units available. Prices vary by the units' age and the amenities the building offers, as some of the village condos still lack features like in-unit laundry, central air conditioning or off-street parking spots. Prices are higher for units in newer 1980s condo buildings like The Astoria. Tree cover is moderate throughout Colonial Village, providing shade and lower temperatures at home for the humid Virginia summers. Many of the original brick colonial-style buildings were New Deal-era properties surrounded by landscaped grounds. Open spaces make the complexes feel like the units have front lawns, and sidewalks link the buildings together for a simple, neighborly connection. Today, Colonial Village has been divided into three condo associations with complexes known as villages.

Access Theodore Roosevelt Island from Custis Trail

The Colonial Village Playground is a small neighborhood park central to the community and accessible by small walking trails that snake around the complexes. Residents can access larger pedestrian routes like Custis Trail and Mount Vernon Trail to the north to reach Theodore Roosevelt Island, a large National Park resting on the Potomac River, with forested paths and a memorial to America's 26th President. The smaller McCoy Park along Custis Trail is also a tree-lined field with seating areas for residents to picnic or read a book. Less than a mile east is Gateway Park, which stands at the interchange of Interstate 66 and Langston Boulevard. Gateway Park hosts events like the Rosslyn Jazz Festival and Rosslyn Cinema, where locals watch movies on the park's lawn during the summer nights.

Arlington Public Schools get all A's

Colonial Village students will attend Arlington Public Schools like Innovation Elementary and Yorktown High School, which both receive overall A-ratings on Niche, while Dorothy Hamm Middle School gets an A-plus rating. Hamm Middle is in the historic building that once housed Stratford Junior High, the first school in Virginia to desegregate in 1959. The building was placed on the National Historic Register in 2004. At Yorktown High, students can prepare to be future Pulitzer Prize-winning journalists by working on the student-run newspaper, which has been published continuously since 1959.

Locals can reach Georgetown in less than 2 miles

Colonial Village is conveniently located between major roads like Interstate 66 and Wilson Boulevard, connecting residents to D.C.'s famous Georgetown neighborhood in less than 2 miles. A quick drive on Wilson Boulevard can reach Rosslyn. The Courthouse metro station is at Clarendon Boulevard and offers access to Orange and Silver. Arlington Regional Transit buses run along Wilson Boulevard and North Scott Street for more public options.
