A walkable village in northern Arlington

Lyon Village was real estate developer Frank Lyon’s second crack at creating a walkable village in Arlington, and 100 years later, it’s still going strong. After establishing nearby Lyon Park in 1919, he platted Lyon Village in 1923. The neighborhood in northern Arlington earns high walkability and bike-ability scores because of its dense layout and proximity to strips of shops and restaurants on Clarendon and Wilson Boulevards. Its business corridor and multiple parks make Lyon Village “one of the most walkable neighborhoods in Arlington,” says Shirah Cohen, a Realtor with RLAH @Properties who has lived in Arlington for more than 30 years. “You don’t have a car to live here.”

International cuisine along Clarendon Boulevard

A multinational mix of restaurants lines Wilson Boulevard and Clarendon Boulevard, two parallel streets on the south side of Lyon Village. Residents typically live within half a mile of this corridor, where Ambar Clarendon serves Balkan food and cocktails a few blocks from Vietnamese restaurant Four Sisters Grill. French, Mexican and Pakistani dishes are also available along the strip of storefronts and sidewalk patios, and The Crossing Clarendon houses stores including Crate & Barrel and Williams-Sonoma. Locals can pick up groceries at Whole Foods Market and Trader Joe’s within a block of Clarendon Boulevard.

Pups play and splash at James Hunter Dog Park

An ornamental wrought iron gate welcomes people to Lyon Village Park, the neighborhood’s marquee green space. The playground and splash pad appeal to children, while older kids and adults can play on the tennis courts or basketball court. At James Hunter Dog Park, canines play off-leash and splash in a mini waterfall. Religious groups have a long history in Lyon Village, as Community United Methodist Church and Clarendon Presbyterian Church were founded within a year of the neighborhood’s creation. Others include Chabad Lubavitch of Alexandria-Arlington and Clarendon Islamic Center.

Million-dollar homes from the ‘20s and ‘30s

Lyon Village is a registered historic district because of its vintage houses. Homes were developed close together, snuggled on small, square lots sometimes enclosed by iron fences or brick walls. Though yards are small, they’re usually beautified with flower gardens, shrubs and ornamental trees. Most houses were built before 1940, and various early 20th-century styles are present, including Colonial Revivals, Tudor Revivals and American Foursquares. New construction is allowed in this historic district, so contemporary homes with Tudor and Victorian influences are scattered throughout the neighborhood. Condos and apartments are concentrated on the south end near the Clarendon Boulevard commercial corridor. Condo prices range from the mid-$400,000s to the high $800,000s. Single-family prices start around $1 million, while new custom homes can cost more than $3 million. Though the prices are higher than Arlington's median of $715,000, Yeonas & Shafram Real Estate Realtor Bill Scott says Lyon Village still draws first-time buyers. “This is where young couples and families are coming to buy their first house because they can have a homey neighborhood vibe and old-world charm mixed with incredible access to modern conveniences,” Scott says.

IB program offered at Washington-Liberty High School

Niche ranks Arlington Public Schools as the second-best school district in Virginia, and students in Lyon Village are zoned to highly rated schools. They start with Innovation Elementary School, graded A by Niche. Dorothy Hamm Middle School and Washington-Liberty High School each receive an A-plus. Starting in 11th grade, Washington-Liberty High students can enroll in the International Baccalaureate program. Primrose School of Arlington is a private preschool just outside Lyon Village.

Lyon Village holds annual Fourth of July parade

The Lyon Village Citizen’s Association was formed in 1926, and nearly a century later, it’s still a significant part of the neighborhood. One of its primary functions is putting on events, from spaghetti dinners to tree plantings. The association organizes the annual Fourth of July parade, where police vehicles, firetrucks and antique cars roll down the streets. If residents want to put on events or parties, they can rent the Lyon Village Community House, which holds up to 200 people.

Walking distance to Clarendon Metro station

Lyon Village is a walkable neighborhood, but cars are still common in alley driveways or on street curbs. Just north of Lyon Village, drivers can get on Spout Run Parkway, Langston Boulevard and Interstate 66, a tolled expressway. All three lead to Washington; it’s 5 miles away, but the drive across the Potomac River to the district can take up to 40 minutes, depending on traffic. The Clarendon Metro station offers an alternate way to reach Washington. There’s no parking, but the station is within a 15-minute walk for most residents. Riders can catch the train and reach L’Enfant Plaza in the heart of Washington in 20 minutes.
