West Arlington suburb that has grown with northern Virginia's development

Madison Manor is a midcentury suburb at the western border of Arlington and beside the City of Falls Church. The neighborhood began development in the 1940s and continued into the next three decades. Growth was spurred in this area with the construction of the East Falls Church metro station in 1986, connecting the area to Downtown D.C. Annual neighborhood events bolster the community's spirit and help neighbors and families bond. The neighborhood is also one of the closest to the retail of Seven Corners and Eden Center, a massive cultural hub for the state.

Annual events put on by the Madison Manor Civic Association

Madison Manor's annual events create the cornerstone of the neighborhood's character; Raha Rahebi, a Realtor with Fairfax Realty Select, says, "The neighborhood throws block parties, and there's the Halloween Bonfire every year, as well as a Christmas light decoration contest." The Madison Manor Civic Association organizes a Halloween Bonfire once the sun sets, where residents can enjoy refreshments and tell scary stories. There's also the Summer Picnic at Madison Manor Park, with lawn games, food, drinks and live music. There are door-to-door carolers for the holidays, and the Civic Association board members and their children tour the neighborhood homes and vote on the best Christmas decorations. The winners of the adult vote and the children's vote get awards and bragging rights for the year.

"Everyone loves Madison Manor Park," Says Rahebi, "they just re-did it two years ago, and it has a brand-new playground and baseball and soccer fields." Madison Manor Park received the Best New Renovation Award from the Virginia Recreation and Park Society. The park features a playground, basketball and tennis courts, and a baseball field. Madison Manor Park connects to the Washington and Old Dominion Trail, a paved pedestrian pathway that runs 45 miles across Northern Virginia. Kids can enjoy the playground at Benjamin Banneker Park, which has a dog park for pups. Just a mile down Wilson Boulevard is Upton Hill Regional Park, a popular summer destination for its batting cage, rock climbing wall, mini golf course and a waterpark with season pass options.

Seven Corners offers diverse retail and culinary options

Madison Manor is about a mile from the Seven Corners area, a huge highway interchange with several strip malls. Along Arlington Boulevard are options like Target, Safeway, Home Depot and Giant. Mark's Duck House has served Hong Kong cuisine for over 20 years and is known for its dim sum and Peking duck entrees. Seven Corners is also home to Eden Center, the largest Vietnamese commercial development on the East Coast, with over 120 Vietnamese shops and restaurants. Folks can get globally sourced produce, spices and foods from Good Fortune Supermarket or get Vietnamese pastries at Wing Sheng Bakery.

World War II era homes on modest lots

Madison Manor is mainly residential, with streets that wind loosely around the neighborhood lined with sidewalks and tidy yards with mature trees. Home values range from $875,000 to $1.9 million for older World War II-era styles, some fixer-uppers and new construction homes. "You've got a lot of Colonial-style homes from the late 1940s, and there are some sections that have ramblers and split levels," says Casey O'Neal, an associate broker with Compass. "There are also a couple of blocks from the late 1970s builds where you have California Contemporary houses." Expansions are more prevalent than teardowns, a testament to homeowners who are happy with their location and community but perhaps squeezed for space. "You have some starter homes, but they're still about $900,000 for three to four bedrooms," says Rahebi, "they come with normal Arlington features, three bedrooms, one bathroom with an upstairs and a basement." Rahebi goes on to say that most lots are small, usually one-third of an acre or less.

Split between Arlington and Falls Church City public schools

Arlington Public Schools serves the neighborhood and ranks No. 2 in Best School Districts in Virginia by Niche. Many students attend Cardinal Elementary School, which opened in 2021 and has a 4 out of 5 rating on GreatSchools. Next is Swanson Middle School, with an overall A-rating on Niche, and Yorktown High, with an A-plus. Madison Manor is also home to Arlington Traditional School, a public magnet elementary school. Students are accepted through a lottery process if the number of applications received exceeds the number of available openings. Twelve of the neighborhood's homes along North Rochester Street are within the City of Falls Church, so kids here fall under Falls Church City Public Schools and attend Oak Street Elementary, rated an A on Niche, Mary Ellen Henderson Middle and Meridian High, which both have A-plus ratings.

Take Route 50 or I-66 to D.C. or Reagan Airport, or take the East Falls Church metro

Interstate 66, also called Custis Memorial Parkway, is Madison Manor's northern border, offering access through Arlington and northern Virginia. U.S. Route 50 is one of Seven Corners' main arteries, and residents can take it to Downtown D.C. in 9 miles or Reagan Airport in 8 miles. East Falls Church metro station is a mile away by car on North Sycamore Street and offers Orange and Silver line access through the greater D.C. area. O'Neal says many people commute to work by biking to the station and storing their bikes in the station's lockers, an amenity not all stations offer. Bikers can reach the station on the paved W&OD Trail from Madison Manor Park in five minutes.
