Foothill views in northwest Arvada
In the far reaches of the Denver metro area just east the Rocky Mountain foothills and near the city of Arvada, Northwood Acres balances a sense of established community with a backdrop of foothill vistas. Larger yards, established homes in classic styles and tree-lined streets contribute to the neighborhood’s suburban charm, while open land on the neighborhood’s periphery offers glimpses of rolling terrain. “It’s one of the most desirable neighborhoods in Arvada,” says Matt Leigh, Broker with Keller Williams and longtime resident of Arvada. “And by that measure, one of the most desirable neighborhoods in the whole area – it’s popular with people who want to get out of Denver without giving up access to it.”
Classic styles on large lots
Developed mainly in the 1980s and 1990s – with a few pockets of newer developments – Northwood Acres features larger single-family lots in a variety of traditional and new-traditional styles. Some ranch-style and split-level homes can be found, though most of the neighborhood's stock comes in the form of larger Craftsman-inspired builds with yards spacious enough for a garden, play equipment and significant landscaping. Prices start at around $800,000 and reach up to $1.6 million, though some particularly large estates can exceed $2 million in price. Overall, prices here have increased 20% over the past year and only stay on the market for about 10 days. Some streets maintain a semirural tone with fencing or outbuildings, underscoring the area’s pre-suburban past. “Along with Westwoods, it’s probably got some of the largest, nicest houses in Arvada,” says Leigh. “Some of it is pretty pricey, but you’re getting larger lots and more house in general.”
Jefferson County Schools earn high marks
Families in Northwood Acres typically attend schools in the Jefferson County School District, Colorado’s largest K–12 system. Students can begin at West Woods Elementary, which earns an A from Niche. From there, students can attend Drake Junior High, which earns an A-minus, before finishing up at Ralston Valley High School. Ralston Valley High’s girls’ tennis team took home the Colorado 5A state championship in 2024. Red Rocks Community College is a 15-minute drive away, while nearby Golden is home to the Colorado School of Mines.
Standley Lake Regional Park is home to all sorts of fun
Although Northwood Acres is mainly residential, walking paths thread through Arvada and connect to the Ralston Creek Trail. West Wood Park has playgrounds, athletic fields and shaded picnic areas. Residents seeking more extensive hiking opportunities can drive west to local trailheads around Golden, while those looking to get out on the water can head north to Standley Lake Regional Park for fishing, paddleboarding and bald eagle sightings. Seasonal events in Olde Town Arvada—such as farmers markets and holiday festivals—are popular draws.
Chains and local boutiques to choose from
Though Northwood Acres doesn’t contain a commercial district, smaller shopping plazas along West 80th Avenue or Wadsworth Boulevard supply groceries, coffee shops and casual dining. King Soopers and Safeway cater to grocery needs, Olde Town Arvada, about a 10-minute drive southeast, has an array of restaurants and boutiques in a walkable, historical setting. One particularly popular spot is The Arvada Tavern, a vintage lounge serving up comfort food and unique cocktails. Larger retailers gather near Denver West or along Interstate 70. Local hardware outlets aid with home improvement needs, while nearby farmers markets – particularly in Olde Town Arvada – spotlight regionally grown produce and artisanal goods.
Centrally located and easy to commute from
Major roads like Indiana Street, Wadsworth Boulevard and West 72nd Avenue connect Northwood Acres to Golden, Wheat Ridge and downtown Arvada. Interstate 70 sits a short distance south, linking drivers to Denver and the greater metro region. RTD bus lines and the G Line light rail in Olde Town Arvada offer alternate commute choices, though most residents rely on personal vehicles. Denver International Airport is roughly 30 miles east. “Arvada is close to just about everything,” says Leigh. “It’s a great spot for commuters, because it feels farther out than it really is in some ways.” The neighborhood is also very safe, scoring a 1 out of 10 on the CAP crime index, the lowest possible.
