Historic neighborhood with mountain town charm
Olde Town Arvada in this city about 124,000 people stands out with its historic character and dense cluster of shops and eateries that some would say are just a patio hop away from each other. “We have the picturesque mountain town feel of when you go into a city in the mountains,” says Arvada City Council member Shawna Ambrose, whose district partly covers Olde Town. “The Olde Towne has been preserved pretty well. That’s why you have this neat downtown feeling. We have some of the best restaurants in the Denver metro area. The boutiques are very cute, with one of a kind gifts that make for a great shopping experience.” The historic entities include the water tower and the old Arvada Flour Mill, a white three-story barn structure sitting right along the railroad tracks and Olde Wadsworth Boulevard. During the pandemic, Arvada closed off some streets in Olde Town to help make more space for outdoor dining. Leaning on feedback from residents, the city kept those conditions in place. While the city plans to revisit this decision in the future, Olde Town currently contains street sections intended to further encourage walkability. Examples of these efforts exist on Olde Wadsworth Boulevard, near its crossing with West 57th Avenue, where couples can commonly be seen walking hand-in-hand across colorful artwork painted over the road. Enclosed outdoor patios, with a few decorative plantings installed just outside the gates, now take up the entire sidewalk in front of institutions like the Arvada Tavern and the Cereal Box. “We used to call ourselves the ‘Mayberry of the Rockies’ just because of the way we were a small-knit community,” says Arvada City Council member Bob Fifer. “We’ve adapted to the times and changes, but everyone here knows the local shop owner and their neighbors. It makes us attractive. That’s what makes it a desirable place to live.”

Bungalows, ranch-styles and Craftsmen from the early to mid-1900s
A notable portion of the housing here originates to the period between the turn of the 20th century to right before World War II. Price points for these homes – many single-story bungalows and houses with Craftsman features - can go from the upper $600,000s to just under $900,000. Some of the stock also dates back to the post World War II era when many homes were built to house workers of the now defunct Rocky Flats Plant, a manufacturing facility just northwest of the city that produced nuclear weapons parts. Homes from around that era, which includes ranch-style houses, can run from the upper $400,000s to the upper $500,000s. There also some two-bedroom condominiums in brick contemporary buildings that can go for around $640,000.

Dine, shop along Olde Wadsworth and Grandview
Boutiques and dining spots line the lengths of Olde Wadsworth Boulevard and Grandview Avenue. Those strolling these blocks can find anything from artisan pizzas, craft brews and fresh-out-of-the-oven cinnamon rolls to vinyl records, books and acoustic guitars. Fuzzy’s Taco Shop occupies a transformed industrial space where they serve burritos topped with tangy verde sauce . There’s School House Kitchen and Libations where the liquors share an expansive shelf space with books and patrons can enjoy their beverages from a beaker. Then, there are brews and hand-tossed, wood-fired pizzas at Homegrown Tap & Dough. Those looking for gifts or eclectic items to bring home will vinyl records and a myriad of eclectic artworks at the Electric Cherry Shop + Studios. More retail and entertainment – much of it new - can be found just outside the neighborhood bounds and south of Grandview. A fixture here is the Harkins Theatres Arvada 14, which can be reached by foot for those moving into some of the new residences along Grandview and Wadsworth. For more shopping, residents can travel farther south on Wadsworth and find a Costco Wholesale and Sam’s Club.

Access to parks within 10-minute walk
Like in other city neighborhoods, Olde Town residents are never too far from some outdoor recreation. The city charter requires that park space be within a 10-minute walking distance of every home. Ralston Creek, which passes under Wadsworth, passes just north of the historic district itself and can be followed on a paved trail. Following the trail west leads to Memorial Park and Johnny Roberts Disc Golf Course, which also has a multi-story jungle gym.

RTD light rail off Grandview
The Denver metro’s RTD light commuter rail service has a stop right off Grandview Avenue. Mardis Gras, St. Patrick’s Day and Arvada Days Harvest Festival
Some of the painted streets in the district get even more colorful in February and March with the respective local Mardis Gras celebration and St Patrick’s Day Festival. The events feature brass players and bagpipe band decked out in kilts marching down the roads. Although it no longer takes place in the district, Olde Town residents can attend the city’s annual Arvada Harvest Festival.

Foster Dual Language option
Schools that currently serve Olde Town include Lawrence Elementary School, Arvada K-8 and Arvada High School, all of which received grades of C-plus or higher from Niche. Arvada K-8, however, is slated to close at the end of the 2023-2024 school year. That means Lawrence Elementary and North Arvada Middle School just north of Olde Town will be the respective schools for kindergarten to fifth graders and sixth to eighth graders. There’s also the option school of Foster Dual Language PK-8, which received a C-plus from the Niche. Students at this school can learn about plant cultivation by helping with the garden. There’s also an outdoor amphitheater for performances.
Lawrence Elementary Schools is a public Pre-K and Elementary school in Olde Town Arvada.
