Sidewalks line the residential streets of Rainbow Ridge, opening up to wide driveways that lead to two-car garages. Grassy lawns are decorated with small bushes, and several trees are planted in front yards. Many of the homes were built in the 2000s, such as traditional houses with mixed media exteriors and Craftsman influences. Older houses date back to the 1970s, including brick ranch styles and split levels. “They’re great for family homes,” Larson says. Prices typically fall between $775,000 and $900,000, although larger properties start at $1.2 million. Monthly homeowners' association fees start around $60. There are also some one-bedroom condos in the northern part of the neighborhood, which tend to run between $350,000 and $360,000, while two-bedroom units can cost more than $425,000, with monthly fees around $200.

Olde Town Arvada is about 4 miles away

Olde Towne Arvada is about a 4-mile drive and offers a wide selection of locally owned shops and restaurants. People can find home decor at Outside the Box and buy a new book at Book Cranny. Community events at Stenger Sports Complex

Stenger Sports Complex hosts the annual Fourth of July fireworks display, a tradition that started in 1979. “Families will sit out on blankets to watch the fireworks,” Larson says. Other community events include the High Tea for Seniors, which celebrates the city's older residents, the Arvada Kite Festival, and Arvada on Tap, a craft beer and barbecue festival.

Students attend highly-rated Jeffco schools

The neighborhood is part of Jefferson County School District, which locals call Jeffco. “It’s a good school district,” Larson says. Students can start at Vanderhoof Elementary School, which receives a B-plus from Niche, before attending Drake Middle School, which earns an A-minus, and Arvada West High School, which scores a B-plus. The high school partners with Red Rocks Community College (RRCC) to provide concurrent enrollment classes. RRCC has its Arvada campus near Rainbow Ridge and offers about 40 associate degrees.

Van Bibber Creek Trail connects parks

Stenger Sports Complex is above the neighborhood and features several soccer fields and tennis courts. Van Bibber Creek Trail, about 5 miles long, connects the sports complex to Rainbow Ridge Playground and the Skyline Park Skatepark. The trail leads to Van Bibber Park, primarily occupied by wetlands that people can see from an observation deck.

Gold Line runs along Rainbow Ridge

Part of State Route 72, locally called Ward Road, borders the neighborhood, connecting with Interstate 70. “I-70 will take people into the mountains,” Larson says. Commuters can access the light rail through the Arvada Ridge Station, less than 1 mile outside the neighborhood, which will take them about 13 miles, or a 75-minute train ride, into Denver. Denver International Airport is about 29 miles away. The nearest emergency room is about 2 miles away, at UCHealth Emergency Room.

Protecting homes during extreme cold

Because the city of Arvada experiences severe cold during the winter months, it offers residents advice on how to deal with frozen pipes. Homeowners should open cabinet doors to circulate warmer air around the pipes and let cold water drip from faucets.
