Residential suburb near Southern Oregon University
South Ashland is a lively residential neighborhood full of Craftsman-style homes, multifamily properties and apartment complexes that line shady streets peppered with towering pine and oak trees. Adjacent to the neighborhood is Southern Oregon University, which enrolls around 4,000 undergraduate students each semester. “Southern Oregon University is a smaller university, but it plays a pretty big role in the community,” says Jane Vaughan, an Ashland resident. “You can tell there’s a noticeable population difference when the students leave in the summer.” Most SOU undergraduates elect to live on campus in residence halls for all four years, so locals won’t see many off-campus students living in Ashland neighborhoods. Siskiyou Boulevard, Ashland’s main road, runs through the middle of South Ashland, splitting the neighborhood in half. In addition to easy access to the city’s main thoroughfare, residents are also within walking distance of several local parks and nearby shopping centers.

Variety of midcentury and modern housing styles
Homes started cropping up in South Ashland around the 1950s as the city’s southside development began. Residential construction continued steadily through the latter half of the 20th century and began to slow down in the early 2000s. Because homes were built over the course of more than 50 years, there’s a vast assortment of housing styles and architectural features throughout the neighborhood. Homebuyers can find everything from single-level cottages and ranch-style homes with gabled roofs to modern builds with contemporary architecture and Craftsman-style homes. Front yards are landscaped with wildflower gardens, assorted chaparral and decorative rocks that lean into the region’s natural topography. Single-family homes in this neighborhood typically sell between $400,000 and $700,000, although a handful of larger, more upscale properties can cost up to $1 million. There are also several duplexes, townhomes and condominiums scattered throughout the area, which tend to range in price between $300,000 and $400,000.

Environmental emphasis in TRAILS Outdoor School curriculum
Students in this area are zoned for the Ashland School District, which receives an overall A-minus rating from Niche. “There are quite a few younger families who come here for the schools,” Vaughan says. Kindergarten through fifth-grade students can attend either Walker Elementary or Bellview Elementary School, depending on their address. Students might then head to Ashland Middle and Ashland High School; all schools within the district also receive A-minus Niche scores. TRAILS Outdoor School has a lottery-based admissions process and serves kindergarten through eighth grade; this institution emphasizes the arts and the environment in its curriculum, and teachers regularly hold classes outside in nature. At Southern Oregon University, students can pursue more than 35 areas of study and degrees. The university’s award-winning performing arts programs have yielded many successful graduates with notable careers in television and film, including Ty Burrell and Kim Rhodes.

Walking to neighborhood parks
Most people who live in South Ashland can walk to one of several neighborhood parks. Pet owners can take their dogs for a walk at Sherwood Park, a quarter-acre outdoor space with a bocce ball court, a swing set and shaded picnic benches. Down the road is Clay Street Park, a 4-acre area with additional dog-friendly green spaces, picnic tables, a playground and a community garden. The 1-acre Garden Way Park also has a playground and grassy open field and is situated between the First Presbyterian Church of Ashland and the Ashland Seventh-Day Adventist Church, two of the neighborhood’s religious institutions. “People also go to Emigrant Lake, which is about 10 minutes away – when it’s warm out, you can go swimming or paddling there,” Vaughan says.

Siskiyou Boulevard runs through the neighborhood
Residents can drive approximately 2 miles on Siskiyou Boulevard into Ashland’s downtown area. Cyclists in South Ashland can access the city’s Central Bike Path that lines the boulevard. Commuters also have proximity to Interstate 5, a major West Coast thoroughfare that runs along the city’s outskirts. The Rogue Valley Transportation District operates two bus routes that travel through this neighborhood and have stops along the boulevard and Ashland Street. The Rogue Valley International Medford Airport is a 19-mile drive away and offers over a dozen direct flights to cities across the western United States. The Asante Ashland Community Hospital offers 24-hour emergency services and is located 3 miles away along Siskiyou Boulevard.

Breakfast at Morning Glory Cafe
Most of South Ashland’s shopping and dining options are located at the intersection of Ashland Street and the Siskiyou Boulevard. Here, residents can grab their weekly groceries from Market of Choice Ashland, browse discount household items at Dollar Tree or sit down for a meal at The Great American Pizza Company. Across from the Southern Oregon University campus are several other local restaurants, including a sandwich shop called Sammich and Morning Glory Café, a popular breakfast and lunch spot that’s served patrons its signature omelets, French Toast and pancake since 1998. “My favorite coffee shop is called Case Coffee Roasters; they have two locations in Ashland, and one is right by the university,” Vaughan says.

Risk of wildfire in South Ashland
The Rogue Valley region’s vast forests and dry climate create are prone to wildfires, and all of Ashland is at an elevated risk of being affected by one. Properties throughout the city are built with fire-resistant construction materials, and free home assessments to evaluate fire risk are provided through Ashland Fire & Rescue’s Fire Adapted Communities program. South Ashland itself is home to one of the city’s two Fire & Rescue Stations.
