A neighborhood in transition at Aspen's northern end

Named for a sizeable apartment complex and full of older ranch-style homes, Aspen’s Centennial neighborhood is slowly catching up to the rest of the city in popularity, homebuilding and property values. “It’s a neighborhood in transition; it’s getting to be more popular,” says Realtor Jennifer Banner with Christie’s International Real Estate. “It’s walkable to town and close to hiking, and some of the streets have really great views. It’s a little bit outside the downtown quarter and has easy access to everything.”

Old and new homes mingle among Centennial's streets

This neighborhood revolves around the Centennial apartment complex, founded in 1984 as a rent-controlled community. Many of Centennial’s private homes and condos trace their provenance to the 1970s and 1980s, although a few rare properties date to Aspen’s founding in the late 19th century. Some of Centennial’s newest homes were built in the 2010s and feature Contemporary Mountain aesthetics. Houses built from the 1880s to 1980s have sold for between $1.15 million and $10 million, while residences built in the 2000s and 2010s vary in sale price from $8.56 million to $12 million. Centennial’s residential streets branch off from Gibson Avenue and vary from sparsely built-upon, winding roads to densely packed concentrations of manufactured homes. Centennial’s main roads offer sidewalk access, and those who stroll up Spruce Street can view the mountains of the Sawatch Range.

Proximity to downtown shopping

Centennial is primarily a residential neighborhood, but Mill Street connects this quiet part of Aspen to the city’s vibrant downtown. Clark’s Market, a locally owned grocery store, is located just across the Rolling Fork River from Centennial’s southwestern edge. Those who live in the neighborhood’s southeastern section will be closer to City Market and, during the summer months, the weekly Aspen Saturday Market.

Skiing and science are big at Aspen High

Aspen Elementary School scores a rating of B from Niche, while Aspen Middle School and Aspen High School each score A-minuses. Aspen High School features a strong athletics program, scoring nearly 20 skiing championships in both the boys’ and girls’ categories. Extracurriculars like the Robotics, Aeronautics and Debate clubs challenge students to be innovative and critical thinkers outside the classroom.

Mountain and riverside trails

Centennial is situated at Aspen’s northern edge, where the resort town meets the forested mountains of the Sawatch Range. The Smuggler Mountain Trailhead takes hikers to an observation deck that offers panoramic views of the city and the resorts of Aspen Mountain and Aspen Highlands. Other trails, like the Rio Grande Trail, run alongside the Roaring Fork River and past landmark bridges. The Rio Grande Trail also runs through the John Denver Sanctuary, a 7-acre nature preserve where engraved rocks bear the lyrical poetry of Aspen’s renowned singer-songwriter. Aspen experiences its most snowfall from March to May and typically receives an average of 309 inches of snow per year. Ski slopes begin to open in November and typically don’t close until April.

Getting around by bus or car

Centennial sits just a mile north of downtown Aspen, and, as parking is limited in the city center, many commuters opt to take public transportation. The RFTA-HC bus takes riders from Centennial to the Rubey Park Transit Center downtown in seven minutes. Healthcare is less than 3 miles away at the Aspen Valley Hospital down State Route 82. The Aspen/Pitkin Airport is about 4 miles away.
