An established community with a developing shopping center

In the past few years, the Athens community of Beechwood has experienced a couple of upgrades. A wave of commercial development swept across Alps Road, blossoming the shopping quarter's retail industry and inviting an influx of shoppers. It has brought popular national retailers from REI and Lululemon to JWR Jewelers and Chico's. Plus, developers have put in place the Paseo Project, which promises to make the Beechwood Shopping Center more walkable. Behind the shopping center, and stretching toward the Middle Oconee River, is an established suburb that's been around for generations. "I used to live over in Beechwood," says local Realtor Blake Hartis of eXp Realty Associates, LLC, "I lived there as a teen." Partis says that the community has always been walkable and close to stores. "I used to ride my bike to the grocery store." And the shopping center isn't the only thing undergoing a few changes in the community. "A lot of homes are being renovated and remodeled right now," says associate broker Jennifer Westmoreland of Coldwell Banker Upchurch Realty. Westmoreland has sold homes for 30-plus years. "We've done several renovation projects in the area."

Mid-20th century homes are being updated

Ranch-style and split-level homes from the late 1950s and early 1960s fill the community’s woodsy streets. Most houses measure at least 2,000 square feet, feature three to five bedrooms and sell between $400,000 and $600,000. Several homes have renovated kitchens, new hardwood and a fresh coat of exterior paint, bringing list prices over $600,000. A few custom mini-mansions feature over an acre of land on Fortson Road. They list anywhere between $800,000 and $2 million. A couple of apartment and condominium complexes are along Sycamore Road and West Broad Street. River’s Edge is a condominium complex with one to three-bedroom units that sell between $145,000 and $250,000.

Athens Academy is about 5 miles away

The Clarke County School District scores an overall B on Niche and serves nearly 12,500 students. Bettye Henderson Holston Elementary School, located across West Lake Drive, receives a C on Niche. Clarke Middle School has a B-minus on Niche, and Clarke Central High School has an A-minus. The high school features a Freshman Academy, which helps middle schoolers successfully transition to high school through academic and emotional support. Private school options include Athens Academy, an independent, co-educational school for kindergarten through 12th-grade students. Niche ranks The Academy as the ninth-best private school in Georgia, giving the school an overall A-plus. It’s located about 5 miles south of Beechwood.

Days at the market at Bishop Park

Bishop Park is a popular community hub located 2 miles north of Beechwood. The park sprawls across 33 acres and features sports facilities like softball diamonds, basketball courts and tennis courts. There’s also a playground for the kids and plenty of green space popular for picnics. Bishop Park is also home to the Athens Farmers Market, which features fresh produce and handmade crafts and goods. Plus, the market hosts various themes and contests, like the Halloween market and the strawberry pie eating contest. About 2.5 miles from Beechwood, Memorial Park has a playground, walking trails and a fishing pond. Plus, the park is home to the Bear Hollow Zoo. The Athens-Clarke County Library is open daily and offers access to computers and printers less than a mile from Beechwood.

Exploring the continually developing Beechwood Shopping Center

Alps Road is a busy, four-lane commercial strip with several shopping centers, restaurants, grocery stores and retailers. The newly developed Beechwood Shopping Center is home to many national favorites, like TJ Maxx, Michael’s and The Fresh Market. It also features several restaurants, like Playa Bowls and Willy’s Mexicana Grill. Willy’s serves build-your-own burritos and bowls with protein options such as red Chile adobe chicken and ancho steak. The Paseo Project plans to increase walkability and bring new businesses to the shopping center by the end of 2024. The Alps Village Shopping Center features Kroger, Pet Supplies Plus and Five Below. There are also several restaurants along West Broad Street. Another Broken Egg Café and Blind Pig Tavern are popular spots for a meal.

Heading into downtown Athens and UGA

Beechwood is about 3 miles from downtown Athens and the University of Georgia. And while many residents drive to get around, they have access to public transportation. ACC Transit serves the community, and bus stops line West Broad Street and Alps Road. St. Mary’s Hospital is a mile from most houses in the community. West Broad Street connects with Atlanta Highway, which leads to the Inner Loop 10 about 4 miles west. Atlanta is about 68 miles away, and the Hartsfield-Jackson International Airport is about 71 miles away.
