A golf course community about eight miles from downtown Athens
The history of Jennings Mill dates back a couple of centuries to when the Jennings family operated their eponymous mill on a tract of land eight miles west of downtown Athens. The mill served the greater Athens area for a couple of generations until a group of investors bought the land in the late 20th century and transformed it into a private golf course community. The investors kept the Jennings name, and the golf course retained a few tokens of its origins – its original dam protects the golf course’s putting green, and the old pump house sits near the driving range. Prospective buyers are drawn to the community’s clubhouse lifestyle and access to golf, tennis, pickleball and more. Residents enjoy the ease of access to shopping just outside the gates. “Jennings Mill is one of the few gated communities in the Athens area,” says local broker associate Michelle Farmer of Athens Real Estate Associates. She’s sold homes across the region for nearly two decades. “It has the country club and all of its amenities. You also have all the shopping you want, just a traffic light away.” Plus, Jennings Mill is zoned for Oconee County Schools, one of the highest-rated school districts in Georgia.

Custom homes from the 1990s with golf course and water views
Most homes in Jennings Mill were built in the 1990s, shortly after the golf course opened in ’86. “This area has a wide range of properties, from single-family homes to townhomes,” Farmer says. Many houses back up to the course, Miller’s Lake or one of the community’s small creeks. While the houses are custom-built, they have colonial and new traditional influences. Single-family homes measure between 2,500 and 4,500 square feet at prices between $550,000 and $800,000. A few homes sell for over $1 million, offering views of the lake or golf course and measuring over 5,000 square feet. Townhomes, like those along Mill Pointe, sell for prices between $350,000 and $500,000 and measure just over 1,500 square feet.

North Oconee High is the highest-ranked public high school in the Athens area
Jennings Mill is zoned for Oconee County Schools, which Niche gives an A-plus and ranks the second-best overall school district in Georgia. Malcom Bridge Elementary and Malcom Bridge Middle School score overall As on Niche. Niche ranks the middle school as the third-best overall middle school in Georgia. Niche also ranks North Oconee High School as the best high school in the Athens area, giving the school an overall A-plus. In 2023, the high school had a 99.1% graduation rate, an 1159 average SAT score and was ranked among the top three percent of best high schools in America, according to US News & World Report. And nine students were 2023 National Merit Scholarship finalists.

The Jennings Mill Country Club operates the community's amenities
Access to Country Club amenities requires a membership, and most residents purchase one. Tiered options begin with the golf membership, which allows access to all amenities. Golf membership holders can reserve one of the 11 tennis courts, relax by the Olympic-sized pool or enjoy unlimited tee times on the 18-hole, Bob Cupp-designed course. They also have access to the community’s eight pickleball courts, fitness center and member-only events. A sports membership limits golf rounds to eight times a year and doesn’t offer unlimited tee times. A tennis membership allows members to reserve tennis courts, and a pickleball membership allows full access to the pickleball courts. A social membership is for those who only wish to attend Country Club socials and events.

Dinner at the Veranda Grill
The golf clubhouse is home to the Veranda Grill Restaurant and Bar, where locals enjoy drinks and a meal. It has starters like quesadillas and cheese curds, plus handhelds, such as Philly cheesesteaks, chicken salad and burgers. They also have a few domestic beers on tap and various whiskey and scotch options. About 3 miles outside the gates, along Atlanta Highway, are more dining options and several big-box stores. Athens Promenade features Barnes & Noble, Bealls Outlet and Bargain Hunt. Next door to the shopping center is Publix. The Athens West Shopping Center has America’s Thrift Store, Big Lots and a few restaurants, like Brett’s Restaurant and Inoko Express.

Hopping on The Loop
Locals are often walking or cycling down the sidewalk-lined streets. Several residents own golf carts and use them to reach the pool or tennis courts. Jennings Mill is just outside the Inner Loop 10, which encircles the city of Athens. The University of Georgia and downtown Athens are about 8 miles east down the Atlanta Highway. Atlanta is 64 miles away, and the Hartsfield-Jackson Atlanta International Airport is 67 miles away. St. Mary’s Hospital is about 6 miles away.
Several bulldog statues can be found all throught suburban Athens and Jennings Mill.
The University of Georgia is one of the top attractions in Athens just outside of Jennings Mill.
