An established community popular with UGA students
Midtown-Bloomfield hugs the western fringes of the University of Georgia campus – and as a result, it’s home to many students and staff. With over 41,000 UGA attendees, the demand for housing is high, and students are pouring into nearby communities. Midtown-Bloomfield is one of the closest neighborhoods to campus, within walking distance of most school halls and Sanford Stadium. “Developers and investors know the potential of this area and its proximity to campus and have started to buy and rent out to students,” says local Realtor Marcelo Buril of Greater Athens Properties. He’s lived in Athens for over two decades. “Plus, the proximity to downtown makes it a double whammy. You can park at home and use the UGA bus, which is very efficient.” UGA-operated buses and Athens-Clarke County Transport are available on most streets.

Historic bungalows and condo living
Several homes in the area are historic and date back to the late 19th and early 20th century. Many are modest cottages and Craftsman bungalows with characteristic wide front porches, low-pitched roofs and thick columns. They typically measure around 2,000 square feet, have at least three bedrooms and list between $400,000 and $650,000. Many residents put chairs on their front porches and have a UGA flag on display. Investors often pick up condos and rent them out to students.

Day trips to Memorial Park
Memorial Park is about 2 miles south of Midtown Bloomfield. Within the park’s 72 acres are a basketball court, nature trails, a dog park and a playground. Its small lake is popular for fishing and often has families of geese moseying about. The park is also home to the Bear Hollow Zoo – where locals can see red foxes, American alligators, black bears and great horned owls. Quinn Hall, also located at Memorial Park, is operated by Athens Creative Theater and hosts various dramas, comedies and musicals. Oconee Forest Park is about 2 miles away. The 60-acre natural acre features undeveloped walking trails and a 1.2-mile mountain bike trail. Plus, it’s home to Lake Herrick, which is popular for kayaking and fishing.

Hopping on a UGA bus
Midtown Bloomfield feeds into the UGA campus and is just over a mile from downtown Athens, so foot traffic is high. ACC Transit and UGA-operated buses shuttle across the neighborhood, stopping at several points along Baxter Street, South Lumpkin Street and South Milledge Avenue. Drivers commuting around the city can hop on the Atlanta Highway or Georgia State Route 10 Loop. Piedmont Athens Regional and St. Mary’s are under 2 miles away. Atlanta is about 70 miles from the area, and the Hartsfield-Jackson International Airport is 72 miles away.
