A central community close to UGA and downtown Athens

In a community as central as Rock Springs, it’s easy to hear the cheers from Sanford Stadium or the rhythms of live bands in downtown Athens. The community sits just outside the University of Georgia and is within a mile of downtown, so it’s a popular area for college students, professors and young professionals. “It’s literally steps from the UGA campus,” says local Realtor Cheri Cherry of Ansley Real Estate. She’s lived in Athens for nearly two decades. “People here usually want to be close to campus and the action on game days.” It’s also a popular community for football fans looking for a place to stay throughout the season. The UGA Bulldogs draw huge crowds, resulting in a high concentration of second homeowners – especially prevalent in Rock Springs. “It’s mostly college students or people who buy to use throughout the season,” Cherry says.

Condos and historic single-family homes

Rock Springs mostly has townhomes and condominiums. Condo complexes like Dearing Oaks Condominiums and Dearing Place typically have two bedrooms and list between $350,000 and $550,000. Townhomes sell for similar prices, but a strip along Dearing Street sells between $800,000 and $900,000. A few apartment complexes are available to rent, like the Dearing Garden complex, which offers one- to three-bedroom floor plans. The single-family homes in the area are historic, dating back to the early 20th and late 19th centuries. Many of them measure over 3,000 square feet with at least three bedrooms. They vary in style with Queen Anne, Tudor and Colonial Revival influences. Many houses are Craftsman style and have low-pitched roofs and wide front porches. Single-family homes list anywhere between $800,000 and $1.2 million. The community has few sidewalks, but students often walk to and from campus.

Clarke Central High features a Freshman Academy

The Clarke County School District scores an overall B on Niche and serves nearly 12,500 students. Barrow Elementary School has a B-plus on Niche, and Clarke Middle School has a B. Clarke Central High School features a Freshman Academy, which supports incoming freshmen transition to high school through academic and emotional support. Niche gives the high school an overall A-minus.

Sunny days at the Rocksprings Park

The Rocksprings Park and Community Center is about a mile west of the community. It covers six acres and has a pool, basketball courts and a pirate-ship-themed playground. The community center measures 8,100 square feet and has internet and a computer lab. Plus, it hosts several children’s and after-school care programs. Dudley Park is just over a mile east of Rock Springs. It sprawls across 32 acres and is a popular spot for cyclists and joggers. The North Oconee Greenway and the Firefly Trail meet here, so foot and bike traffic is high. Fishing is allowed from the banks of the North Oconee River.

BBQ at Saucehouse and live music downtown

Under a mile from downtown Athens, residents have quick access to a wide range of restaurants and bars. Ideal Bagel Company has fresh-baked bagels and various cream cheese flavors. Saucehouse BBQ has heaping barbecue plates with meats such as sliced brisket, ribs or pulled pork and sides like mac n’ cheese, Georgia hash and fried okra. They also own a bar next door called The Bar at Saucehouse, which has nearly 30 beers on draft, trivia on Wednesdays and karaoke on Thursdays. At the heart of downtown Athens are several boutiques, thrift stores and tattoo shops. Plus, it’s the heart of Athens’ legendary music scene. Artists like Snoop Dogg, the B-52s and Widespread Panic have played in venues like the 40 Watt Club and the historic Georgia Theater. Kroger is in the Alps Village Shopping Center, about 2 miles away.

UGA buses and ACC Transit help residents navigate the city

Rock Springs is a half mile from the University of Georgia and a mile from downtown Athens, so foot traffic is high. Public transportation is available via ACC Transit and UGA-operated buses. Bus stops line Baxter Street, Broad Street and South Milledge Avenue. Drivers commuting around the city can hop on the Atlanta Highway or the Georgia State Route 10 Loop. Piedmont Athens Regional and St. Mary’s are about 2 miles away. Rock Springs is about 70 miles northeast of Atlanta, and the Hartsfield-Jackson International Airport is 72 miles away.
