A desirable suburb away from the buzz of the college
It's not as busy as downtown Athens and Five Points, but that's the draw – Tanglewood is where people move to escape the buzz of the University of Georgia. "You're not as close to the college, so it's a slower-paced community," says local broker associate Michelle Farmer of Keller Williams Greater Athens. She's lived in Athens since 1996 and has sold homes for nearly two decades. "You'll see people out exercising and walking their dogs, and you'll see kids on bikes." The lots are big here, and according to Farmer, the houses are stately. "Homes are priced a little bit higher over here," she says, "but that gets you bigger lots and bigger floor plans." Locals enjoy proximity to Athens Academy, The Loop and Oconee County.

Large homes on big, private lots
Homes were built between the 1970s and the early 2020s. The Towns Walk subdivision has some of Tanglewood's newest homes, built from 2017 to 2022. Homes in Towns Walk are contemporary colonials that measure over 2,000 square feet with at least three bedrooms. They sit on close-quartered lots that residents tend to decorate during the holidays. Towns Walk is the only community with quarter-acre lots and homes here usually cost between $375,000 and $500,000. The McNutts Creek subdivision features larger, woodsy lots that cover at least a half-acre. Homes in McNutts Creek are ranch or colonial style and have between three and four bedrooms. They cost between $425,000 and $600,000. Custom homes along Xavier Drive and Tanglewood Drive sit on lots between one and two acres. These houses sit away from the road, typically behind many tall trees. These can cost between $600,000 and $1 million.

Niche ranks Athens Academy as one of the best in Georgia
The Clarke County School District scores an overall B on Niche and serves nearly 12,500 students. Timothy Road Elementary School receives a B-plus on Niche, and Clarke Middle School has a B. Clarke Central High School features a Freshman Academy, which helps incoming freshmen successfully transition to high school through academic and emotional support. The high school earns an overall A-minus on Niche. Private school options include Athens Academy, an independent, co-educational school for kindergarten through 12th-grade students. Niche ranks The Academy as the sixth-best private K-12 school in Georgia, giving the school an overall A-plus. The school is located about 2 miles south of Tanglewood.

Private pools and botanical gardens
Some subdivisions in Tanglewood have private recreational amenities. McNutts Creek features a tennis court and a community pool for its residents, and Towns Walk has a pool located toward the back of the subdivision. Residents not part of these subdivisions typically enjoy the recreational amenities closer to Five Points. The State Botanical Garden of Georgia is about 3 miles away, featuring a conservatory, children's garden and flower garden. The Botanical Garden hosts family festivals and summer camps that engage community members of all ages. They also host full moon hikes, so locals can check out The Gardens under the moonlight and learn about nocturnal plants and animals. Oconee Forest Park, located about 4 miles away, has nature trails stretching along Lake Herrick's shores.

Heading to The Parkway to shop
Dense commercial pockets line Epps Bridge Parkway, about 3 miles away. Cars frequently pack the lots at the Markets at Epps Bridge, which has a Trader Joe's, Ashley HomeStore and Harbor Freight Tools. The shopping center also has a few restaurants. The Flying Biscuit Café is known for its breakfast, from pancake tacos and stuffed French toast to the hot honey butter chicken waffle and hangover hash. The Epps Village Shopping Center features The Home Depot and Kroger. Larry's Giant Subs offers Cuban and Italian sandwiches, and Chef Ming's is a local favorite for hot pot. Several national favorites, from Starbucks to McDonald's, are also located along the Parkway.

Hopping on The Loop
Tanglewood is a car-dependent community bordering inner Loop 10, which wraps the entire city of Athens. "If you take The Loop, it will only take you about 15 to 20 minutes to get around the whole thing," Farmer says. The community is about 6 miles from the University of Georgia and the heart of Athens. It's also about 75 miles east of Atlanta and 77 miles northeast of Hartsfield-Jackson Atlanta International Airport.
