Location and prices drive Benteen Park’s revitalization
Benteen Park is a small neighborhood in southeast Atlanta that has seen peaks and valleys, including changes in the last decade spurred by low home prices near downtown, Midtown and Old Fourth Ward. The location has been key since the 1920s, as original homes drew workers at the Federal Correctional Institution, Atlanta and the General Motors Lakewood Assembly Plant until its 1991 closure. “The neighborhood went into decline until the early 2000s, when we started seeing a little revitalization, mainly because of the location,” says Shana Arnold, an associate broker at Adams Realtors, who has a decade of real estate experience. The 2008 economic downturn halted that activity, but renovations and new construction began around 2014. More changes are imminent as the GM site becomes a shopping center and a portion of the Atlanta Beltline is built.

Benteen Park’s homes sell for less than in nearby neighborhoods
Benteen Park’s home prices are significantly lower than in areas to the north, where costs can reach $1.8 million in Grant Park. Properties here sit close together on fifth-acre lots on narrow, hilly roads. Bungalows, Craftsman and ranch-style homes from the 1920s to ‘50s sell for $190,000 to $400,000. Homes on the lower end of that range need significant repairs. “Random lots have some new construction on them,” Arnold says. “But we’re not getting the really big developments in Benteen Park like surrounding neighborhoods, probably because there’s not much extra land. It’s a very small pocket of a neighborhood.” Two-story Craftsmans built in the 2000s sell for $465,000 to $700,000. Townhouses and modern farmhouses on the neighborhood's west side are priced between $385,000 and $550,000. Benteen Park’s CAP Index Crime Score is a 6 out of 10, higher than the national average of 4.

Accessing Atlanta’s three major highways
Interstate 85 dissects Atlanta from south to north, while Interstate 20 cuts through the city from east to west. Both are 2 miles from the neighborhood. Taking I-85 about 10 miles south leads to Hartsfield-Jackson Atlanta International Airport. In both directions, I-20 intersects with I-285, which circles the city. Metropolitan Atlanta Rapid Transit Authority (MARTA) buses stop along McDonough Boulevard and transport riders to subway stations. Grady Memorial Hospital is 4 miles north.
Interstate 20 just north of Grant Park provides easy transport connections.
Interstate 85 and 75 will lead you out of Lakewood Heights into downtown Atlanta.

Students attend Atlanta Public Schools
Benteen Park is part of Atlanta Public Schools and has a B rating on Niche. Students may attend Benteen Elementary School, rated a C-plus, which offers a Spanish dual-language immersion program. Martin Luther King Jr. Middle School, also rated a C-plus, was among the nation’s first schools named after the Atlanta native. A large image of King adorns floor-to-ceiling windows near the school’s main entrance, which leads to mural-decorated hallways of Civil Rights leaders. Students may move on to Maynard H. Jackson High School, rated a B-minus. Georgia’s school choice also allows students to attend schools outside of their base assignments.
Benteen Elementary School has been serving the southeast Atlanta community since 1957.
King Middle School, located in the Grant Park Neighborhood, teaching grades 6th through 8th.
Maynard Jackson High School has a student to teacher ratio of 16:1.

Hot dogs and drinks at Red's Beer Garden
Red’s Beer Garden, less than a mile away on Boulevard Southeast, has hot dogs and self-serve coolers loaded with over 250 beers, seltzers and kombucha. Lights are strung over tables in the pine straw-covered beer garden, where people gather for games or birthdays. “It is the cutest little beer garden, it’s very bright. It’s actually owned by the cutest little lady with red hair,” Arnold says. “It’s a very popular neighborhood gathering spot. It filled a void in the market.” The former GM plant is being redeveloped, and Arnold says it “is supposed to be a huge, mixed-use shopping center that will actually be walkable from Benteen Park.” Publix and Kroger are within 3 miles.

Benteen Park’s centrally located playground
The namesake Benteen Park has a playground and an extensive grassy area surrounded by trees. Atlanta’s second-oldest park, Grant Park, is 2 miles to the north and features trails sprawling over 130 acres. It neighbors Zoo Atlanta, the home of 1,000-plus animals ranging from lions to monkeys. The neighborhood is also within 2 miles of access points to the Atlanta Beltline, a trail network along old railroad tracks that will eventually connect the entire city, with portions closer to Benteen Park expected to be paved by 2027.

Local food vendors and artisans set up booths every October at the Benteen Park Fall Fest, a one-day gathering where families bring blankets and lawn chairs and watch stage performances. “It’s just a nice fall day to walk around, enjoy some music, look at some crafts and jewelry, and talk to your neighbors,” Arnold says.
