Capitol View Manor is one of the most affordable neighborhoods on the Atlanta Beltline, an over 20-mile pedestrian loop connecting communities to citywide restaurants, breweries, art galleries and other local amenities. The neighborhood earned its name for offering a clear view of the Georgia State Capitol. It's also historic in its own right, as many of its homes trace back to the 1920s. Capitol View Manor has weathered ups and downs in its century-long existence, including getting hit hard by the 2008 housing crash. This has led to a resilient core community that looks out for each other and tends to stay put, even as outside interest picks up. "A lot of off-market sales are happening because people want to stay in this neighborhood," says Juli St George, a local Realtor and broker associate with Keller Williams Realty Intown Atlanta with a decade of real estate experience. "The love and fidelity for the neighborhood is strong."

Bus stops line Metropolitan Parkway and given the neighborhood’s small size and proximity to the Beltline, it’s a fairly pedestrian-friendly area. Interstate 85 also runs along the neighborhood’s western side for ease of commuting. Grady Memorial Hospital is just over 4 miles north and downtown Atlanta is around the same distance. Hartsfield-Jackson Atlanta International Airport is about an 8-mile drive south.

"It's super close, just over the Metropolitan Parkway from Capitol View Manor," says Connie Cousins-Baker, a local Realtor with Harry Norman Realtors with over 20 years of experience selling real estate. She adds that the district's breweries and restaurants are all on the Beltline. Walmart and Kroger are 4 miles away for groceries and everyday shopping. Atlantic Station, Ponce City Market and Peachtree Center are within 8 miles, offering a mix of specialty stores and well-known retail chains.

Volunteers are restoring the forest at Emma Millican Park
Emma Millican Park is the neighborhood's largest green space. It offers a playground, a pavilion for gatherings, picnic spots and a wooded walking trail. The neighborhood is currently working to restore over 9 acres of the park’s forest. Each month, local volunteers gather to clear invasive species and plant native tree species. The Beltline access trail is on the neighborhood's northern side, connecting residents to an over 20-mile trail. Perkerson Park, next door in the community of Capitol View, spans 50 acres and contains baseball fields, basketball courts, a splash pad, another playground, a disc golf course and more trails that pass along streams. Arthur Langford Jr. Park has a skate park around 2 miles east. It’s just one of several pocket parks dotting the area.

Vintage homes in Capitol View Manor
Love and care show up in ordinary ways in Capitol View Manor. "My client was working on renovating this house, and the neighbors would stop by and offer tools, check on the progress and offer help," St George says, who worked with a resident who wanted to spruce up his home to sell. "He used local contractors to keep the work local too, which was important to him." Yards are modest and capped by winding sidewalks. On-street parking is apparent as many homes were built from the 1920s to '60s without garages. Some homes are weathered, others freshly renovated. According to Cousins-Baker, Capitol View Manor was built by the same developers as the Morningside and Virginia-Highland neighborhoods. Both are also on the Beltline but at significantly higher price points, with homes heading into the $1 million to $2 million range. Capitol View Manor's Cape Cods, Victorians and bungalows typically range from the $300,000s to $500,000s.

Schools in the Atlanta Public Schools system
The Atlanta Public Schools system participates in school choice, allowing students to attend any open school in the city. Dill Avenue is bright with lights every holiday season
The Metropolitan Library hosts monthly community meetings to discuss upcoming events and share city updates. In October, residents compete with neighboring Capitol View and Sylvan Hills communities for the annual cash-prize Halloween house decorating contest. During Christmas, they gather to hang string lights at a small triangular green space on Dill Avenue. Every April for the past 14 years, locals have celebrated the Atlanta Beltline Lantern Parade by illuminating the night sky as they walk the Beltline's Westside Trail. St George says neighbors also host events in their homes, from barbecues to art nights.
