City groups and investors turn attention to Leila Valley neighborhood
As Atlanta continues to grow and neighborhoods see more revitalization projects, attention may soon shift to Leila Valley, in the southeast area of the city. Many of the neighborhood’s residents are older, having bought their homes years ago. A city housing complex was torn down in 2008 and nothing went up in its place since, leaving the neighborhood stagnant for many years. “Now there’s a little bit of interest brewing over there because now the City of Atlanta says it needs space, it needs more housing, anticipating this big growth that’s going to take place in the next 10 years,” says Shirley Nichols, the volunteer zoning representative for the city’s Neighborhood Planning Unit that represents the community. “So they’re looking at rebuilding some multifamily housing and apartments over there, that’s kind of in the first phases of the planning.” Atlanta Housing, in partnership with Food Well Alliance, is exploring redevelopment ideas, including an urban farm adjacent to new affordable housing units. The area may also be a pilot project for a new method of housing planning that takes health needs of residents into consideration, according to documents from the city’s housing authority. Single-family homes in the area are also seeing some activity as investors and homeowners renovate.
Homeowners in Leila Valley tend to be older, with many having purchased their homes years ago.

There are about 200 homes in the neighborhood, with a median year of construction of 1959. Prices range from $180,000 to $250,000 for ranch-style homes averaging 1,100 square feet. Completely remodeled homes are priced higher than $300,000. Many homes have sizeable, tree-lined yards. There is also a manufactured home park next to a water treatment plant in the southwest corner of the neighborhood.

A neighborhood playground and nearby drive-in theater
Rebel Valley Park is a small greenspace with a playground in the middle of the neighborhood. Leila Valley is also near the Starlight Drive-In Theater and Flea Market, which has been a staple in the area since 1949. The Doll's Head Trail at Constitution Lakes draws people from across the Atlanta metro area to it's 2.5 miles trails and boardwalks decorated with whimsical art. The neighborhood is also adjacent to the South River Forest, the site of a massive proposed park and environmental conservation area.

Public and private school options in the area
Children in Leila Valley are zoned to attend Dobbs Elementary and Long Middle School, which both have a C on Niche. The zoned high school is South Atlanta High School, which has a C-minus rating. Atlanta Youth Academy is a private Christian school just north of Leila Valley, with serves students up to eighth grade. The school offers tuition assistance, so no family pays more than 8% of their household income.
Long Middle School serves students from 6th to 8th grade.

Driving out for groceries and restaurants
Most grocery stores and restaurants are more than a mile from the neighborhood. “They have to go outside their area for grocery stores or businesses,” Nichols says of area residents. An ALDI and Kroger can be found along Moreland Avenue. Some fast-food options and retail stores are available along Cleveland Avenue, while a few local restaurants are found in the nearby Lakewood neighborhood.
Leila Valley residents must drive a short distance to access nearby essentials, such as Aldi.

Transportation in Leila Valley
Moreland Avenue borders Leila Park to the east, which can be taken straight south to Interstate 285. The neighborhood is considered a prime location, minutes from downtown and many other city attractions. The Atlanta Beltline’s southeast portion is currently under construction, and the trail will soon connect Southeast Atlanta with many other parks and neighborhoods in the city. Multiple bus routes serve the area. Noise factors can include the UPS freight facility on Moreland Ave. and the railroad line that runs north of the neighborhood.
Crime
Leila Valley has a CAP Index crime score of 6 out of 10, higher than the national average of 4. That score is driven up by higher-than-average scores for some violent crime. But the city and police department awarded Southeast Atlanta, which includes Leila Valley, for being the zone with the biggest reduction in crime in 2024.
