Not entirely suburban and not entirely rural, Paces is an affluent neighborhood in West Buckhead, Georgia that mixes family life with quiet luxury. While statement-making manors are easy to find among the twisting roads and thick woods, more modest residences can also be found here. Multi-acre properties lining the banks of the Chattahoochee rest at the neighborhood's edge. Residents can also find several restaurants and shopping areas nearby. Some are across the bridge in the Vinings community, and others lie just across Interstate 75.

Manors, villas and hidden beauty
“There are pretty houses everywhere you look, and everyone’s got an acre or two or three,” says Realtor and resident of more than 25 years, Christine Bradley. Long roads wind through vast fields and trees, weaving between Spanish Revival villas, Gothic Revival manors and Victorian-style family homes with large shrub- and flower-decorated gardens. These houses often feature plenty of architectural décor, like columns and brightly colored roofs, as well as luxury features such as pools and on-property tennis courts. The most extravagant homes might cost more than $12 million, but homebuyers can also find areas of the neighborhood where more modest three- to four-bedroom houses from 1950-1980 run between $500,000 and $800,000. There are also condos in the area, which may run between $200,000 and $350,000.

Natural walking spaces at Paces Mill Park
Paces has plenty of organic places to walk and enjoy nature, and more organized recreational areas are abundant. Two tennis courts can be found within the neighborhood, including one right alongside the Chattahoochee River. Paces Mill Park is a beautiful open park also along the Chattahoochee River, with a small walking trail bordering the river, a long stretch of green fields where the tracks of deer and other animals can be found imprinted in the mud and plenty of spots where locals can cast a line to fish for bluegill and trout.

The area has access to Atlanta Public Schools and two private schools. Those interested in public school have access to Jackson Elementary School, rated an A-minus by Niche, Sutton Middle School, rated B-plus, and North Atlanta High School, recognized as an Advanced Placement honor roll school and rated A-minus. For private options, The Lovett School and The Westminster School are both rated A-plus on Niche.com. Lovett hosts Kilpatrick Stadium, where residents gather in the fall for football on Friday nights. The Westminster school campus also features many athletic facilities, such as tennis courts, a baseball diamond and the Fritz Orr football field.
Warren T. Jackson Elementary has an International Baccalaureate (IB) program for students.

While the neighborhood of Paces is primarily residential, there is plenty of shopping and dining just across the river. Canoe Restaurant serves as a riverside American venue. In nearby Vinings, popular chain stores like Home Depot, Kroger and Publix provide locals with necessary groceries and shopping. An accessible commute into Atlanta
Paces is 7 miles north of Atlanta with an easy commute down due to the neighborhood’s location along Interstate 75. “You have city life with the quiet, friendly atmosphere of a suburb,” says Bradley. Narrow roads running through the neighborhood and plenty of natural spaces and yards around houses make the area very car-dependent. Still, public transportation is available, especially close to the city, as several bus stops sit along Route 41.
Residents in Paces can easily hop on the interstate providing access to all of Metro-Atlanta.
