Reynoldstown is on the Atlanta BeltLine
Initially established as one of Atlanta’s first African American neighborhoods after the Civil War, Reynoldstown has seen massive growth and redevelopment in recent years thanks to the introduction of the Atlanta BeltLine trail. The 22-mile pedestrian loop around the city runs through the neighborhood, connecting residents to the multitude of restaurants, parks and entertainment hotspots along the path. “Reynoldstown has a funky vibe,” says Brendan Wright, a Realtor with Atlanta Fine Homes Sotheby’s International Realty, who has more than a decade of experience. “It’s changing with new construction, but it’s still the kind of place where people sit on their porches, you know your neighbors, and people are out and about."

Shopping and dining on Memorial Drive
Along Memorial Drive, there are ample familiar chains, as well as mom-and-pop establishments. “Home Grown is a southern, no-frills restaurant guaranteed to have a line out the door on Saturdays and Sundays,” Wright says. Just next door, Muchacho serves Mexican fare and signature cocktails in a historic rail depot. Madison Yards is a new mixed-use development with an AMC movie theater, Publix grocery store, yoga studio and hair and nail salons. The Eastern is a go-to spot for live music with a rooftop bar.

Reynoldstown offers century-old homes and modern designs
The sidewalk-lined streets of Reynoldstown have an eclectic mix of homes ranging from early-1900s bungalows to newly built, modern townhouses. “One thing that draws people to Reynoldstown is the older houses,” Wright says. “You have people who’ve updated and added to these old homes. But there are also a lot of newly constructed duplexes and clusters of larger townhouses. Overall, the neighborhood feels cohesive, with the exception of some modern homes plopped in.” Although lots are compact, they typically feature mature trees. With rapid development and increasing prices, some longtime residents have struggled to afford living in the neighborhood. The median price for a single-family home in Reynoldstown hovers around $700,000, up from about $150,000 in 2009. Smaller three-bedroom homes range from $500,000 to $700,000, while larger four-bedrooms run from $800,000 to over $1 million. According to the CAP Index Crime Score, Reynoldstown has an overall crime score of 6 out of 10, slightly higher than the national average of 4.

Swimming and tennis at Piedmont Park
Whether it’s for exercise or convenience, residents can walk, jog and bike through Reynoldstown because the BeltLine cuts through the center of the neighborhood. Lang-Carson Park, just off the BeltLine on Flat Shoals Avenue, has a covered basketball court, community garden and playground. Locals can bike 3 miles north on the BeltLine to get to Piedmont Park, a massive 200-acre green space with a pool, tennis center, and dog park. Piedmont Park also hosts hundreds of educational workshops, camps and events throughout the year.

Events at Lang-Carson Park
The Reynoldstown Farmers Market takes place on Sundays between March and October at Lang-Carson Park’s recreation center and is within walking distance for anyone living in the neighborhood. Vendors sell local produce, meat, eggs, bread and handmade items. In September, there’s the annual Wheelbarrow Festival at the park. This community get-together features a short 0.5k race, live music, food vendors and a cornhole tournament.

Burgess-Peterson Academy, King Middle and Maynard Holbrook Jackson High
Reynoldstown is served by the Atlanta Public Schools district. Students can start off at B-plus-rated Burgess-Peterson Academy for kindergarten through fifth grade before moving on C-plus-rated King Middle. Maynard Holbrook Jackson High gets a B rating and has a College and Career Academy, offering pathways in carpentry, dental science and graphic design.
King Middle School is located in the Grant Park Neighborhood, teaching grades 6th through 8th.

Minutes from downtown Atlanta
Interstate 20 traces the neighborhood’s southern border, and a 3-mile drive west on the highway leads to downtown Atlanta. The Metropolitan Atlanta Rapid Transit Authority has bus stops sprinkled along major roads like Memorial Drive. Georgia State University and Grady Memorial Hospital are 2 miles west, and Hartsfield-Jackson Atlanta International Airport is just 10 miles southeast. “If you’re moving to Reynoldstown, it’s because you value being close to the BeltLine and want to be able to get to multiple neighborhoods easily—which is what Intown Atlanta is all about,” Wright says. “People also love that you’re a little bit south of the midtown traffic, so you have easier access to the airport and anything on the south side of town.”
