Every fall, South Atlanta fills with cheerleader chants, crowds screaming and marching band music from Lakewood Stadium, a 10,000-seat arena managed by the Atlanta Public Schools system. During the summer, people flock to the neighborhood to enjoy a concert at Lakewood Amphitheater, an outdoor venue with past performances from Phish, Maroon 5 and Fleetwood Mac. Residents can also access numerous other community hubs, like the quarter pipes and verts at Arthur Langford Jr. Park and the Southside Beltline Trail, an unpaved portion of Atlanta’s 22-mile multi-purpose hiking network. Locally owned coffee shops and bodegas are sprinkled around the area, and proximity to Interstate 85 makes Downtown Atlanta just 3 miles away. “This area is slowly on the rise. New construction projects are booming here,” says Alisha Houston, a broker associate with Weichert Realtors who has sold multiple homes in the area. “Empty lots go up for sale pretty frequently, and investors are flipping houses from the early 1920s. But it’s still cheaper than other neighborhoods surrounding downtown Atlanta.”

Bungalows and new builds at a lower price in South Atlanta
Though the neighborhood is 67% renters, homes in South Atlanta typically cost between $250,000 and $500,000, a range lower than an East Atlanta home’s average $600,000 selling price. The neighborhood's hilly sidewalk-lined roads are lined with three-bedroom homes from various decades. Pink dogwood trees dot 1920s Craftsman styles on 10,000-square-foot lots. Wrought-iron or picket fences enclose minimal traditional cottages from the 1950s. Contemporary styles built within the last 5 years have white vinyl facades and two-to-three-car garages. “The turn-around is great in South Atlanta,” says Houston. “Fixer-uppers, renovated properties and new builds are rarely on the market for over a month.” Residents should be aware that South Atlanta has a 6 out of 10 crime score on the CAP Index, which is higher than the U.S. average of 4.

Arthur Langford Jr. Park has Atlanta Beltline access
About 4,000 grass terrace seats surround Lakewood Amphitheater, the state’s biggest outdoor concert venue since 1989. A track encompasses Lakewood Stadium’s football field, which hosts teams from across the Atlanta Public Schools district. Locals should expect heavier traffic on Interstate 85, Pryor Road and Lakewood Avenue when events are held at these places.

The park’s trails are part of the Southside Atlanta Beltline Trail, which connects to numerous city hotspots, like 130-acre Grant Park, home to Zoo Atlanta and a Sunday morning farmers market. Following the path 1 mile north leads to the McDaniel Branch Wetlands, a wildlife sanctuary with five manmade retention ponds. The Villages at Carver Family YMCA on Pryor Road has a pool and fitness center inside, as well as youth soccer fields and a baseball diamond outside. A rope-climbing playground sits atop wood chips at the Lucius D. Simon Sr. Memorial Park on Gammon Street. Family movie nights, crochet workshops and toddler story times are regular events at the Louise Watley Library on the same street.

Children in South Atlanta can attend Slater Elementary, Price Middle School and Carver High School, all of which have C-minus grades from Niche. The high school also has a dual enrollment program with Atlanta Metropolitan State University and Atlanta Technical College, which are both less than 1-mile from the area on Metropolitan Parkway. “It’s a community college, so South Atlanta doesn’t have your typical college-student atmosphere,” says Houston. Easy access to Interstate 85 and the Lakewood rail station
Though some residential streets in South Atlanta have sidewalks, it’s still a car-dependent community. Luckily, Interstate 85 spans its western region, making it easy to get around. A less than 3-mile drive north on the highway leads to downtown Atlanta. Bus riders will find numerous Metropolitan Atlanta Rapid Transit Authority stops along Jonesboro Road. Following the city’s red and gold lines, the Lakewood rail station is 4 miles west.
