Thomasville Heights is an established neighborhood seeing new growth
Things are changing in Thomasville Heights, a Southeast Atlanta residential neighborhood that offers a blend of longtime residents and new homeowners looking to be close to downtown. “It’s a thriving area for those folks who want to be first-time homebuyers, live in the city and be in great proximity to a lot of what Atlanta has to offer,” says Renee Giles, a real estate advisor with Berkshire Hathaway HomeServices who’s sold homes in the area for 22 years. “It’s a great opportunity to find something more affordable.” Located about 7 miles from downtown Atlanta, the area consists mostly of single-family homes, and the north side of the neighborhood, once the site of the Thomasville Heights public housing development and the Forest Cove Apartments, is under redevelopment. According to Giles, the city has worked closely with the community to develop a plan for mixed-income single-family homes, townhouses and apartments on the site, as well as bring in more commercial and green space.
Remodeled and original-condition midcentury ranch-style houses
Thomasville Heights’ ranch-style homes typically have around 1,100 square feet and sit on tree-filled quarter-acre lots. “You have larger front and back yards, so you’re not right on top of your neighbors,” Giles says. Streets are narrow and have sidewalks, and since the properties have paved driveways, street parking is uncommon. Most homes here were built in the 1950s and ‘60s, and some have been completely remodeled. “It’s experiencing a shift, so you're going to see a dated house, a new house, a dated house, a new house,” says Shonnie Alridge, a Realtor and appraiser with eXp Realty who’s sold homes in the area for 23 years. “You have some people who have been there for 30 years or more and people who have been there for like five years.” The median home price is around $170,000 — significantly lower than Atlanta’s median of $450,000. Fixer-uppers and homes in need of updates can cost between $95,000 and $200,000, while move-in-ready and remodeled homes cost between $165,000 and $385,000. Some of the houses are available for rent.
Near interstates, bus stops and houses of worship
Moreland Avenue is the main road through the area. Interstates 285, 20 and 85 are all within 3 miles. Downtown Atlanta is about 7 miles away. The MARTA bus stops throughout the community. There are several houses of worship here, including First Mount Selah Baptist Church and Silver Leaf Baptist Church. Grady Memorial Hospital is about 5 miles away, and Hartsfield-Jackson Atlanta International Airport is a roughly 7-mile trip. The overall CAP Index Crime Score here is 6 out of 10, higher than the national average of 4, and some violent crime scores are higher.
A neighborhood charter school and C-rated public schools
Kids can start school at Slater Elementary, which earns a C-minus from Niche, and then attend the C-plus-rated Martin Luther King Jr. Middle, which has an International Baccalaureate program. The unrated Atlanta Unbound Academy, a charter school founded by graduates of historically Black colleges and universities, teaches kindergarten through Grade 8 and is located in the neighborhood. At the C-minus-rated Carver STEAM Academy, high schoolers can enroll in the school’s aviation pathway, where students learn how to build airplanes. On the same campus, the C-plus-rated Carver Early College allows students to begin taking college courses in high school.
Most of the area’s restaurants are on Moreland Avenue
La Tapatia Restaurant is a nearby eatery serving Mexican cuisine in a casual atmosphere. Lounge 2105 is the local spot for nightlife, cocktails and hookah. Giles says new businesses are coming to Moreland Avenue, like Halidom Eatery, a food hall with 10 restaurants and a modern vibe. Starlight Drive-In Theater’s flea market is open on weekends. Nearby grocery stores include Aldi and Kroger.
A variety of outdoor and indoor recreation opportunities
The 16-acre Thomasville Park has a playground and basketball courts for kids to get outside, and the Thomasville Pool here is open for swimming during the summer. The Thomasville Recreation Center hosts after-school programs for kids and teens and classes for 55-plus residents. At the Starlight Drive-In Theater, movie buffs can catch the latest blockbusters in a nostalgic setting. The 131-acre Grant Park, a little over 2 miles away, is the city’s oldest park and is a big draw for the area. “They have really improved the park,” Alridge says. “I went there one day with my girlfriend, and we did yoga together under a tree. When we were there, there were a lot of people having a good time.” In addition to green space and walking trails, the park is home to Zoo Atlanta, which has over 1,000 animals.
The Summer Shade Festival at Grant Park
The annual Summer Shade Festival, a free two-day event at Grant Park each August, draws thousands to the park to enjoy live music and browse over 150 vendors. The festival kicks off with a 5K race and also includes food trucks and a kids’ zone with crafts.
