Home prices in Venetian Hills have increased in recent years as new residents move into the Atlanta neighborhood’s midcentury homes built for soldiers at the former Fort McPherson Army base. Located just 5 miles from downtown, the community's suburban feel and its low prices compared to nearby areas attract buyers. “It’s the story of a lot of neighborhoods around this country. It’s always been a decent, working-class neighborhood. But because the prices are so low, gentrification happened,” says resident Quadrus Black, chairman of Neighborhood Planning Unit S, which serves as a liaison between the city government and residents.

Venetian Hills’ mixture of renovated and fixer-upper cottages and bungalows
Venetian Hills’ modestly sized cottages and bungalows were built from the 1930s through the ‘50s and sit close together along narrow roads. Renovated homes sell for $260,000 to $632,000, while fixer-uppers go for $115,000 to $225,000 and average 55 days on the market. “I think that when people hear gentrification, they think that white people are coming to this Black neighborhood,” Black says. “I’ll tell you, as a Black person, the reality is that a couple of friends of mine who bought in this area and I are the gentrifiers because the thing that drew us to this neighborhood was the cheaper houses. Gentrification has become a bad word, but it’s not always.” The neighborhood's CAP Index Crime Score is 5 out of 10, slightly higher than the national average of 4.

The Beautiful Restaurant is beloved for its soul food
Several soul food restaurants are 2 miles away on Cascade Road. At The Beautiful Restaurant, founded in 1979, dishes include Cornish hens and oxtails. “Anybody who has been in Atlanta for a long time knows that spot,” Black says. A popular sports bar, J.R. Crickets’ menu ranges from fried shrimp and waffles to wings. Area native Kiana Collins, a Realtor with Keller Williams Atlanta Perimeter, noted that the neighborhood’s older residents appreciate the CVS, bank and post office off Cascade Road. There’s also a Kroger 3 miles away.

RYSE Creative Village aims to foster a creative arts hub
The RYSE Media Group is transforming the long-shuttered Arkwright Elementary School off Lockwood Drive into a mixed-used complex. An incubator for individuals pursuing careers in the entertainment and gaming industries will open in 2025. Future phases call for affordable townhouses and apartments on adjoining lots. The former school’s kitchen will be rented to vendors who cannot afford restaurant space. RYSE President Jay Jackson explained that his company is working with Tyler Perry Studios, located 2 miles south, to create a workforce pipeline from the incubator to the studio.
Atlanta, also known as the "Hollywood of the South" is home to Tyler Perry Studios and more.

Students attend Atlanta Public Schools
The neighborhood is part of Atlanta Public Schools, which gets a B rating on Niche. Students attend Finch Elementary School and Sylvan Hills Middle School, both rated C. They proceed to the C-minus-rated Carver High School, where The STEAM Academy places gifted and talented students in honors and AP courses. Georgia’s school choice also allows students to sometimes attend schools outside of those for which their neighborhood is zoned.
