Venice Park is a small neighborhood surrounded by water with access to Atlantic City’s best features. Bordered by the Beach Thorofare on three sides and the Penrose Canal on the fourth, the island community is known for its suburban atmosphere. “It’s an entirely residential area, and a very beautiful one at that,” says Gerard Barker, Managing Broker with The Asbury Group at Weichert Realtors and longtime resident of the area. “It’s the place to go in Atlantic City for detached housing and the kind of space that comes with that.”

Detached, single-family homes with plenty of space

A rarity in much of Atlantic City, detached single-family housing is widely represented in Venice Park. “You have people with actual yards, and actual dogs in those yards,” says Barker. “A lot of people have the bay right in their backyard, too.” Ranch-style, split-level, traditional and New Traditional homes range from $225,000 to $425,000. Larger traditional homes, usually on the waterfront, can reach as high as $600,000. Land and investment property is also available, ranging from $20,000 to $190,000. As with most communities located near the coast and Pinelands, Venice Park faces flood risk, particularly during hurricane season. Many homes are raised, as a result.

Shopping and dining along Atlantic Avenue an on the Boardwalk

Though residential in nature, Venice Park still offers the chance to access any of Atlantic City’s most exciting spots. "Really, part of the appeal of Venice Park is that there’s no real commercial options of any kind," says Barker. "That being said, the Boardwalk and Atlantic Avenue have just about everything a person could need – and you’re a short drive away from both." Setaara offers Afghan French fusion cuisine, blending traditional flavors with a modern twist. Chef Vola's, a beloved Italian spot, serves homestyle classics in a cozy, historic setting. For craft beer enthusiasts, Tennessee Avenue Beer Hall provides a wide selection of beers on tap and a lively atmosphere. Shopping ranges from boutiques along the Boardwalk to well-known retailers along Atlantic Avenue to high-end designer stores in the nearby casinos. Residents can restock the pantry at ShopRite.

Small-town feel with an active community

Residents can take part in a number of local festivals and events, including the Black History Basketball Tournament, an annual Easter egg hunt and Halloween trunk or treat. Thanks to the local chapter of the Boys & Girls Club in Atlantic City, residents can also enjoy ongoing programs such as the United F.C. Youth Soccer Club and weekly bingo nights. "It’s a really charming, working-class residential neighborhood, with a lot of things you might usually associate with small suburban towns," says Barker. "It’s a break from the urban atmosphere of Atlantic City – for people who want to live in the city without feeling like they live in the city."

"Battle of the Bay" at Atlantic City High

Students can begin at the Dr. Martin Luther King Jr. Educational Complex, which serves kindergarten through eighth grade and earns a C from Niche. From there, students can attend Atlantic City High School. The high school is known for its rivalry with nearby Pleasantville High School, which culminates in the annual “Battle of the Bay” basketball game.

Traveling on U.S. Route 40, Atlantic City Expressway

Venice Park's location provides residents with excellent transportation options.
