Agricultural landscape on the Green River
As family farms replace high-rise buildings from the "Emerald City," Green Valley – Green River marks the beginning of Washington's rural landscape. About 30 miles south of Seattle, this river valley in Auburn was a thoroughfare for dairy farms, coal mines and clay fields in the 1800s. With conservation projects by King County, the Green Valley has maintained its identity as a diverse agricultural region along the Green River. "It's a rural area with an interesting mix of estate-style properties built on the sediment of the Green River," says Todd Huizenga, Broker at Keller Williams Mountains to Sound Realty with over 15 years of experience. "The Green Valley has very fertile farmland, and the soil is great for equestrian facilities."

Large farms and various architecture
Green Valley Road winds through the valley, passing lowland farms and lush forests. This neighborhood features a variety of architecture, as 1980s ranch-style homes sit on several-acre lots, and 21st-century traditional homes with styles like Tudor and Craftsman. Prices range from $500,000 to $1.1 million. Traditional houses with over 2,500 square feet can cost between $1.1 million and $1.7 million, depending on acreage and barn space. Because of the river’s location, flooding may be a risk for homeowners. “The valley has a natural runoff, and homes have flooding problems as a result,” says James Smith, Realtor at Berkshire Hathaway with over 20 years of experience in the area. The neighborhood has a CAP Index crime score of 1 out of 10, significantly lower when compared to the national average of 4.

Riverside parks and a prestigious golf club
The Green River Natural Area spans over 900 acres of riverside parks bought and developed by King County to conserve the river. One of these areas is Metzler Park, which has a half-mile trail that leads to the Green River. Flaming Geyser State Park is a 480-acre space with hiking trails that lead to geyser attractions. “Flaming Geyser State Park opened up a large field so people could fly their RC planes,” Huizenga says. “The runway is all mowed, and people utilize it.” The park also provides places to float down the Green River, reaching takeout points in the valley, like Whitney Bridge Park, an urban boat launch with a graffiti-covered bridge. To the north is the Washington National Golf Club, the home course of the University of Washington Huskies men’s and women’s golf teams, serving as the venue for collegiate tournaments and championships.
Flaming Geyser State Park boasts large rolling grassy areas bordered by mature fir trees.

Opportunities through Auburn School District
Green Valley – Green River is part of the Auburn School District, which serves nearly 18,000 students across the area, offering the ability to apply to transfer to other schools within the district as well. Lake View Elementary earns a B grade from Niche, while Cascade Middle School receives a B-minus. Auburn High School, which also has a B, provides a fine arts program and releases Inspire, a magazine that showcases students' artwork. Green River College is a two-year community college with a campus just north of the valley.

The neighborhood is isolated from the average metropolitan dining scene, although Auburn's town center is only about 8 miles west with a variety of local establishments and shopping centers. Many restaurants are within a 20-minute drive, such as La Rioja, a Mexican restaurant known for its carne asada dishes and homemade salsas. Lezzet Brunch, a Turkish café, serves coffee, omelets and veggie bowls in a classy interior with natural light. Interstate access and Auburn Station
Green Valley – Green River is a car-dependent neighborhood, and Green Valley Road is the neighborhood’s main thoroughfare, leading to state Route 18, which connects to the interstates. Downtown Seattle is about 35 miles north on Interstate 5, while Tacoma is roughly 20 miles west on SR-18. Residents can also get around the city using the S Line of the Sounder commuter rail at Auburn Station. King County Metro, Sound Transit and Pierce Transit all provide limited transportation at the Auburn Transit Center, which has a park-and-ride area next to the train station. The Seattle-Tacoma International Airport provides air travel about 30 miles northwest.
