Known for its small-town vibe, Audubon offers a slow-paced environment while just five miles from Philadelphia. “It has a wonderful sense of small-town America,” says Kathleen Sullivan, Realtor with Coldwell Banker Realty, “You see a lot of people walking around, pushing children in strollers and riding their bikes around.” Audubon is primarily a residential Camden County borough with mostly single-family homes.

A mix of Cape Cods, bungalows and American Foursquares

Cape Cods and Bungalows are the most common houses around Audubon, selling for around $300,000 to $400,000. You’ll also find larger American Foursquares falling within the same price range. Most homes are generally close together and feature about 2,000 square feet of fenced-in backyard space. With lots of long straight roads and sidewalks, you can easily walk around this peaceful community surrounded by trees and beautiful greenery.

Children learn with the Audubon Public School District

Parents and caretakers are proud to send their kids to schools in the Audubon Public School District. Students are split between two elementary schools and go on to Audubon Junior/Senior High School, which serves students from seventh through twelfth grades and has a B- ranking from Niche. The school features a motivational spotlight program, which the community has embraced for its focus on positive achievements by students and staff. The high school is home of the Green Wave with several sports programs, including football, which produced Super Bowl-winning quarterback Joe Flacco.

Recreation at Audubon Family Park

Just a block from the high school, you can hang out at Audubon Family Park, relax under the shady trees, and go for a scenic walk. There’s also a recreation center with a playground, roller hockey rink and basketball court. Be sure to bring a blanket and popcorn for JCFamilies’ Movies in the Parks during the summer. You can also visit Haddon Lake Park, fish off the pier or walk the lake’s wrap-around trail.

Shopping and dining in downtown

“It has a cute little downtown area,” says Sullivan, “It’s easy to walk, and people love all the shops and restaurants.” Audubon has experienced revitalization in recent years, bringing its quaint, two-block downtown to life. You’ll find a handful of newer shops and restaurants mingled with some of the town’s long-time local favorites like Antonio’s Pizza. While the downtown area on Merchant Street may be small, each restaurant provides a different experience for those dining out. Enjoy a cup of coffee and breakfast inside or out front at Brown Dog Café. For a massive burger and fries, stop by Burgertime. Vegans will enjoy the many options at LesbiVeggies, including its famous fried cauliflower sandwich. And don’t forget to grab some baked goods from Desserts By Design. The downtown area also features shops like Abbie Road, where you can sift through thousands of vinyl, along with local salons and barbers. And throughout the year, you can always expect locals to gather downtown for special holiday events and parades. While Audubon has that small-town feel, it’s home to two big shopping centers with big box stores like Walmart and Target for your everyday shopping needs.

Traveling around Audubon

With several highways nearby, including Interstate 76, you can make a five-mile drive into Philadelphia. Or, if you prefer public transportation, hop on a PATCO train about two miles away, which will get you to Center City in about 20 minutes.
