Bordered by the Fort Gordon Reservoir and featuring leafy, green views along winding suburban streets, the neighborhood offers relatively low prices compared to the Augusta median. “It’s 100% a good place to invest. It’s less than 10 minutes from Fort Gordon, which is bringing in new jobs and driving a lot of growth in Augusta,” says Victor Umeh, a Realtor with Vylla Home Real Estate Service who owned property in the area. “You can buy a fixer-upper there for less than $50,000. Barton Chapel features 1970s brick ranch-style houses alongside contemporary, custom builds. Most properties offer at least 1,500 square feet of living space and rest on lots of a quarter-acre or more. Mature pine and maple trees provide shade for nearby homes and streets. “It’s an established neighborhood, and it’s a family-oriented environment,” says Tonda Booker, a Realtor with Meybohm Real Estate who has over a decade of experience. “The homes are not all right up against each other there, so you get a little more yard.” Midcentury ranch styles typically sell between $120,000 and $180,000, while fully restored homes or contemporary builds price between $200,000 and $320,000. The area has a CAP Index Crime Score of 5 out of 10, with 4 being the national average score.
