Laney Walker is undergoing a makeover and the historic neighborhood is looking better than it has in decades. Once the site of thriving black-owned businesses such as Pilgrim Health and Life Insurance Company — the first insurance provider for African Americans in Georgia — the neighborhood fell into decline in the 1970s. However, due to a city-led initiative Laney Walker is flourishing once again. “Laney Walker is a historically black neighborhood,” says Stuart Brooks, an associate broker with Realty One Group Visionaries. “It’s so rich in history that the city has put a lot of money into rebuilding it. The city has built 200 new homes in that area. It’s all city driven.”

Located blocks away from downtown Augusta and the Augusta University Medical Center, those looking to move here will find a wealth of historic homes, built in the early 1900s. There’s also a selection of newly constructed single-family and townhomes to choose from. Many of the historic homes have yet to be renovated, and the varying home prices reflect that. You could find 500-square foot shotgun cottage that has yet to be updated for $25,000 or a 3,000-square-foot renovated Craftsman style home in the high-$200,000s. “Investors are coming in and redoing the historic homes,” Brooks says. “They’re bringing them up to date.”

The recently built homes in the area typically range from $165,000 to $250,000. “These are affordable, beautiful homes,” Brooks says. “The city has a program that if you purchase one of these homes you can get up to $25,000 in assistance for a down payment and a 10-year property tax deduction.”

Because of the low price point and city incentives, homes in Laney Walker sell quickly, especially the newer ones. “We do presales. We can’t build them quick enough,” Brooks says. “Where else can you buy a home for under $300,000?”

Public school students in the area may attend W.S. Hornsby elementary and middle schools, which are located next door to each other, and Lucy C. Laney High School. The high school is named after Lucy Craft Laney, who in 1883 founded the first school for black students in Augusta. It earns an overall grade of C-, according to Niche.

Laney Walker residents have easy access to well-known discount chains such as Dollar Tree and Kroger grocery store is 5 miles away on Washington Rd. For eating out, Lily is a must-try for Vietnamese street food such as chicken dumplings and steamed pork buns. And the Savannah River Brewing Company is the go-to spot to enjoy a craft beer with friends or your pooch. The pet-friendly brewery allows dogs in its outdoor seating area and indoors.

Popular pastimes include heading downtown to catch a music concert at the 8,000-seat James Brown Arena or the more intimate Miller Theatre, a restored 1940 movie palace. And from March to November, many locals spend their Saturdays supporting area artisans and food vendors at the Augusta Market, which takes place at 8th St. Plaza along the Savannah River. Closer to home, the neighborhood’s Dyess Park offers a playground with a zipline swing, basketball and tennis courts, a track for jogging, and a pool to cool off in the summer months.

For its history, affordable prices, and proximity to downtown, Laney Walker has enduring appeal.
