Residential neighborhood close to Fort Eisenhower
Less than 10 miles from Fort Eisenhower, formerly Fort Gordon, is the Pepperidge neighborhood of South Augusta. Established in 1978, Pepperidge has recently seen the addition of newer, more contemporary homes. The neighborhood association provides a community watch program, runs beautification projects and keeps residents informed of local happenings. Pepperidge is also close to interstates 520 and 20, convenient to shopping centers and well-connected to bus routes.
“You have the military base right there, so that draws much interest from people moving in and out,” says Mary Williams, a Realtor with Century 21 Jeff Keller Realty, who has been selling in Augusta for nearly two decades. “With new jobs coming from the cyber security center at the base, it’s a popular area right now.”

Classic ranch styles and contemporary homes on Pepperidge Road
Community streets make way for square-sized lots with a collection of brick ranch homes, Colonial Revivals and new traditional designs. Buyers can expect a three-bedroom ranch style to sell between $140,000 and $195,000, while bigger or more contemporary homes can sell for $200,000 to $280,000. “The area has great access to the Fort Eisenhower gate,” says Ross Trulock, an Augusta native and Realtor with Blanchard and Calhoun. “The new development is happening in South Augusta, but the neighborhood still has a more affordable price point.” Prices for Pepperidge homes, even the more contemporary ones, trend lower than in the Augusta area.

School days in the Richmond County School System
Pepperidge falls under the Richmond County School System, which gets an overall C on Niche. Parents can submit applications or participate in lotteries so their children may attend any of several magnet schools under RCSS. The districted path for the neighborhood is Tobacco Road Elementary, Spirit Creek Middle and Butler High School. All three schools get a C-minus grade from Niche. Each high school student receives a laptop through the Power Up 1:1 Program, and Butler is home to the AVID Program, which helps children struggling academically to improve and focus on entering college.
Tobacco Road Elementary serves over 400 students.
Windsor Spring Road Elementary has about 30 teachers serving students in grades PreK to 5th.

A community center and the Augusta South Family YMCA
Off Tobacco Road, the city-run Gracewood Community Center is home to all Pepperidge Neighborhood Association meetings. On the outside, the park has multiple basketball goals, an open picnic space and a playground. The Augusta South Family YMCA also supports the neighborhood. For an additional fee, residents can join and take advantage of the facility’s after-school program, summer camps, fitness centers with free weights and cardio machines, and youth sports programs. Just 5 miles west, the Phinizy Swamp Nature Park provides 1,100 acres of boardwalk trails through forest and swampland, guided tours to identify native flora and fauna, and several water sites for fishing.

Taking the Augusta Transit bus
East of Pepperidge by about 9 miles is the U.S. Army installation, Fort Eisenhower. Initially known as Fort Gordon, the base opened in October 1941. Today, it's home to the U.S. Signal Corps, the U.S. Army Cyber Command and the Cyber Center for Excellence. Residents can hop aboard the Augusta Transit Bus Route Red #9-Lumpkin Road, which has a handful of stops scattered throughout the neighborhood. The bus connects to other lines at the Gordon Highway Transfer point. Pepperidge is near the major roadways of interstates 520 and 20.
Residents can use Tobacco Road for easy access to other parts of Augusta.

Outside of the neighborhood are four shopping centers at the intersection of Tobacco and Windsor Spring roads. Several fast-casual restaurants and regional eateries, such as Diablo’s Southwest Grill, are in the neighborhood for quick bites. From Food Truck Friday to major city events
Residents can make plans to meet up with friends at Food Truck Friday each week at Augusta Common. Held at the Augusta National Golf Course, it is a nationwide bucket list item for sports fans.
