Living in this Augusta community means never having to travel to the annual Masters Tournament golf championship. Sand Hills is convenient to so many things,” says Elmyria Chivers, a Realtor with Meybohm Real Estate and a longtime area resident. “You’ve got the Augusta National Golf Club as well as the Augusta Country Club right there. Augusta State University is within walking distance. And you can be downtown in 15 minutes tops.”

Sand Hills is a quiet, established neighborhood
Those looking to move to this golf-loving community will find clapboard cottages and exposed brick ranch homes built in the 1960s, '70s and '80s. Houses typically hover around 1,500 square feet and rest on lots of less than a quarter-acre with towering maple and oak trees that are common to the area. “They’re well-built homes. They’re structurally sound,” Chivers says. “They aren’t large, but they’re very quaint.”
Home prices here range from the mid-$200,000s to the high-$300,000s. “Sand Hills is a more affordable area. It attracts first-time buyers and people who want to downsize,” Chivers says. “Houses there sell quickly. It usually takes 30 to 45 days.”
The Sand Hills Historic District was listed on the National Register of Historic places in 1997.

Surrey Center serves as a hub for shopping and dining
While Sand Hills is a largely residential neighborhood, nationally recognized chains such as Publix and Walmart Supercenter are less than 5 miles away. And the nearby Surrey Center on Highland Avenue offers independent eateries and upscale retail stores such as Talbots. For dining out at the shopping center, try Abel Brown Southern Kitchen & Oyster Bar for locally sourced seafood dishes. French Market Grille is another favorite there for traditional New Orleans-style cuisine such as gumbo and shrimp po’ boy sandwiches. “There is a revitalization going on in the Augusta area," Chivers says. "The downtown businesses are continuing to grow. So many new restaurants are coming in. Sand Hills is right at the fingertips of all of this.”

Many Sand Hills residents run Airbnbs
Sand Hills is just 3 miles from the Augusta National Golf Club via Berksman Road. Chivers points out that purchasing a home that's so close to the international Masters Tournament event could be lucrative. “When the Masters takes place you can rent out your home,” Chivers says. “People who come from out of town want to stay close by. They’ll pay for convenience.”
Membership is by invitation only at the exclusive Augusta National Golf Club. However, anyone can apply to join the Augusta Country Club, which is less than a mile away on Milledge Road. Founded in 1899, Augusta Country Club hosts one of the oldest courses in the country.
Westside High School is a slam dunk
Public school students in this Augusta neighborhood may attend Merry Elementary, Tutt Middle and Westside High. Part of the Richmond County Schools district, the elementary and middle schools score C-minus Niche grades, while the high school garners a C-plus. Home of the Patriots, the Westside boys’ basketball team won its third consecutive state championship in 2024.
Augusta University, which Forbes magazine names as one of the best employers in Georgia, is just 3 miles from Sand Hills via Walton Way.
Enjoy the outdoors at Big Oak Park
Residents can shoot some hoops or watch their kids blow off steam on the playground at the neighborhood’s Big Oak Park on Boy Scout Road. A leisurely stroll along the Augusta Riverwalk awaits 4 miles east downtown. The popular spot for walkers and joggers features a 3-mile brick trail that runs along the Savannah River. The river serves as the state’s dividing line, South Carolina homes are visible on the opposite bank.
