Commuter-friendly living with walkable conveniences
About 10 miles southeast of downtown Denver is Sable Ridge, a commuter-friendly neighborhood in southwest Aurora. While residents are within blocks of a commuter train station and Interstate 225, they have plenty of amenities available close to home. Many locals can walk to two public schools, big-box stores, a public park and other features. “My wife and I have lived here for over 20 years,” says Paul Newman, a board member for the Sableridge Townhomes subdivision. “We wanted to get away from the city and move to this complex here — it had everything we were looking for. It’s a very nice place to live; I have no complaints whatsoever.”
Immediate light rail and interstate access
Two immediately accessible commuter features make Sable Ridge an ideal spot for locals who work in downtown Denver. The Regional Transportation District’s H line starts at the neighborhood’s Florida Station, offering 40-minute rides to the city every 15 minutes. “When I was working, I used to take the train into town. The schedules were always convenient,” Newman says. Some residents are even within walking distance of the station. Alongside the train tracks, I-225 offers another avenue to downtown, central Aurora, and nearby communities. However, Newman says the morning commute on the interstate is “a joke” due to frequent gridlock. “If it snows, there’s always congestion,” he adds.

From single-level condos to split-level houses
Sable Ridge fills about ½ square mile with single- and multi-family housing developments. Most detached homes appear in the northern section and feature ranch-style, split-level and Colonial Revival architecture. Tudor-style elements, such as timber-and-plaster exterior patterns, appear occasionally. Townhouses — including many with Queen Anne-style exteriors — and single-level condos are most common in the southern section. Prices start in the low $200,000s for one-bedroom condos around 700 square feet. The median sale price is roughly $330,000, which might buy a three-bedroom townhouse over 1,500 square feet. However, Newman says townhouse prices “have gone completely crazy” due to recent changes in the housing market, with many selling in the mid-$400,000s. Single-family homes can reach the $600,000s for six-bedroom, 3,000-square-foot properties.
For those not wanting a single family home, Sable Ridge also has condominium options.

The latter is across the street from many Sable Ridge homes and accommodates over 1,400 teens. “The kids are good kids; they don’t cause any problems,” Newman says. Students can earn associate degrees from the Community College of Aurora while attending Gateway High. They can also participate in the school’s ProStart culinary arts program and multiple career pathways.
