Life on the edge of the plains
Despite its name, Seven Hills is a completely flat, walkable suburban area. Development started in the second half of the 20th century in this southeastern enclave of Aurora, although plenty of newer constructions also dot the residential roads here. The neighborhood presently sits in a square shape between East Hampden Avenue and East College Drive, only a couple of blocks from the plains and the end of Denver’s suburban sprawl. “The Cherry Creek School District, central location, and proximity to shopping and the movie theater are the biggest draws here,” says Andrew Malkoski, broker associate at the Malkoski Group with The Denver 100. “It’s a convenient location between two highways without any urbanity to it.”

Bi-level houses, split-level builds, ranch-style homes and craftsman-influenced new traditional constructions sit shoulder to shoulder on plots of land that are only about a quarter of an acre. Plentiful sidewalks can take residents next door or down the street, while paved walking pathways throughout grassy areas and parks allow seamless strolls around the wider community. Although the houses here are generally in the $475,000-$600,000 range, they come in different shapes and sizes, from 1,700-square-foot bi-levels to 2,600-square-foot new traditionals with double car garages and bay windows.

Schooling in Seven Hills
Seven Hills is in the Cherry Creek School District, a highly rated school system in western Arapahoe County. Children in the neighborhood normally attend Arrowhead Elementary School, Horizon Middle School and Eaglecrest High School. Arrowhead Elementary has an active Parent Teacher Community Organization that puts on several fundraisers throughout the year, such as movie nights, bingo and a school carnival. The three schools earn Niche grades of B-plus, B and A-minus, respectively.

Scenery of Seven Hills
It's common to see neighbors walking their dogs, riding bikes or playing pickleball down the pathway at Seven Hills Park. This neighborhood park also has soccer fields, baseball and softball diamonds, swings and a playground. Flanders Park, a smaller neighborhood gathering spot, also has a playground and access to the same walking and biking trails. West Toll Gate Creek cuts through the neighborhood, offering another chunk of scenic green space to locals.

In the southwest corner of the neighborhood, residents can find a series of different commercial shopping plazas with a mix of locally owned stores and national chains. Seven Hills neighbors often grocery shop at Natural Grocers, Safeway and King Soopers, pick up their prescriptions at the neighborhood Walgreens and can snag a convenient bite at Wendy’s or Sonic. Locals can head to the movies at Movie Tavern Aurora to catch the newest films while enjoying a full menu of cocktails and gourmet eats. If moviegoers would rather wait until after the picture to dine, they can head a couple of doors down to munch on garlic fries, tango mango tenders and other staples from Golden Flame Hot Wings. Residents often dine in or order take-out from Pearl of Siam, a renowned favorite that draws diners from across the Denver area for its top-tier traditional Thai cuisine.

"It's nicely located. It's easy to get to I-225 and the highway system, the airport is just up the expressway, and there are a bunch of parks throughout that area as well," Malkoski says. Seven Hills is indeed just down the road from both Colorado E-470 and I-225, while also sitting around 18 miles outside of the heart of Denver, making it a viable location for downtown commuters.
