New construction has finally arrived
Buyers can find midcentury brick ranches with three to five bedrooms throughout the neighborhood; these listings typically run between $350,000 and $560,000. Many homes feature well-manicured front yards with paved walkways. Deep backyards offer space for playsets, gardens and patios, and most homes include a driveway and a garage. Developers with fresh ideas are brightening Sunny Vale up with contemporary three-story town houses on the east side of the community, some of which are already outpricing most single-family homes at almost $550,000. “That area used to be an old retail development and a big facility for a local telephone company, but it had been vacant for about 20 or 30 years,” Morris says. “Around 2022, they finally got the okay to demolish it and redevelop the area.” As construction continues and is completed, the developers have additional plans to create a plaza surrounding the homes, featuring shared courtyards, retail spaces and art installations.
Commuting to the Community College of Aurora
Students in Sunny Vale can apply to attend any district school through the Open Enrollment program. However, students are zoned for Fulton Academy of Excellence, which has a C-minus on Niche. Sixth through 12th grade students are served by Aurora West College Preparatory Academy, which has been given a Performance Level rating by the Colorado Department of Education, the highest rating that can be granted to a Colorado school. If students are interested in pursuing a career in engineering, sports medicine or visual and performing arts, they may consider transferring to Aurora Central High School for ninth through 12th grade. Both schools have a C on Niche. The neighborhood is also right beside the Community College of Aurora Lowry Campus, which earns a B-minus on Niche.
Getting around Sunny Vale
Commuters who travel by car are about 2 1/2 miles from Interstate 225 and 1 1/2 miles from U.S. Highway 287. Regional Transportation District bus stops are all along East 6th Avenue and Colorado State Route 30, also known as Havana Street. For long-distance travel, Denver International Airport is a little under 15 miles northeast. In the event of an emergency, locals are within 4 miles of UCHealth University of Colorado Hospital, the Aurora Police Department and a fire rescue station.
