Home to the area’s Little League organization
With nearly 30% of the neighborhood being under the age of 18, having access to parks and athletic outlets is essential for many Tollgate Overlook families. Mountain View Park is in the area and has baseball and softball diamonds that host the Arapahoe Little League. Residents not playing on the diamonds can enjoy the small playground and swing set or walk along the paved loops of the area to get their steps in. While plenty of green spaces are around, Highland Hollows Park is the go-to spot for court sports. Tennis courts sit next to a basketball and sand volleyball court and are a popular spot for pick-up. The neighborhood is primarily residential, but shopping plazas along Buckley Road add convenience and local cuisine flair to the area. Famous in the region is Launch Pad Brewery. With a rock and space-themed taproom, the microbrewery brings in residents wanting to check out the 30-plus rotating brews. In addition to hosting space in the parking lot for local food trucks to post up, the location has a full calendar of events, from flip-cup tournaments to trivia night to Yappy Hour, where residents can bring their pups for free swag and socializing. For major retail shopping and a selection of chain restaurants, Town Center is less than 3 miles away. There are grocery stores and pharmacies at the corner of many block-like neighborhoods, and a Safeway is just south and walkable for many.

Simple homes at approachable prices
Tollgate Overlook has many renters, but those looking to put down roots in the area have their choice of housing. "The closer to the mountains you get, the more expensive the houses are, so Tollgate Overlook is one of the more affordable neighborhoods of Aurora," says Livingston, who has been selling homes for over 25 years. Buyers can find three-bedroom houses with attached garages and private backyards between $400,000 and $600,000. In style to when they were built in the 1980s, the homes show modern Craftsman design and simple, geometric facades. Bilevels and split levels are standard on the sidewalk streets that wind around each other and often end in cul-de-sacs. Privacy fences surround the yards of the homes, enclosing seating areas, trampolines and hobby gardens for enjoying the Colorado sun. Homebuyers also have their choice of condos along the perimeter of the neighborhood. Buyers can find condos anywhere from $175,000 to $500,000, depending on size, style and amenities. They have eclectic, angular outsides that look like they were taken from a book on postmodernism. Depending on the condo association, pools and tennis courts are available, as well as parking lots with a generous number of spots.

An award-winning performing arts department
Students living in Tollgate Overlook can begin their academic journey at Arkansas Elementary, rated a C-plus by Niche. The school has a student-teacher ratio of 15 to 1, which is lower than most schools in the area and promises that children get more one-on-one time regarding their learning. C-rated Mrachek Middle School welcomes sixth through eighth-grade students before moving to Gateway High School. Rated a C-minus, the school has an award-winning performing arts department and is active in state and national competitions. The high school and the rest of the school district rate highly in diversity, with an overall score of A.
