Cattle drives may no longer be a staple of live in Angus Ranch, but that doesn’t mean the area’s lacking things to do. Branching off U.S. Route 183, Angus Ranch situates locals close to the Domain mall, dubbed Austin’s second downtown by some, and other attractions such as Balcones District Park. “It’s near everywhere you would want to go,” says Jennifer Demarest, Realtor with Hoyden Homes & Summer Group and a former resident of the neighborhood. “There are two decent sized malls, lots of box stores, and I could even ride my bike to Whole Foods. It’s very convenient while still having a bit more breathing room.” The median lot spans half an acre, an aspect of Angus Ranch many locals take advantage of, sometimes placing pools in their back yards and gardens and several trees out front.

Angus Ranch has more than just ranch homes
The bulk of Angus Ranch’s housing stock sits on the east side of the neighborhood. “Half of the neighborhood’s properties are constructions from the 1970s. Newer constructions are to the east and west,” Demarest says. Older homes follow midcentury modern ranch-style designs while newer builds follow more of a contemporary style with Masonite siding, tall windows and beige, stone facades. The average single-family home spans around 3,200 square feet, which is well-above the national average of 1,900. The median parcel stands at about half an acre. “Even if your lot isn’t one of the biggest ones, that your neighbors have larger ones lends to the neighborhood’s pastoral feeling,” Demarest says. “And because yards are so big, the neighborhood has a decent number of swimming pools, especially in the middle strip where yards are the largest.” She adds that residents will use this extra space for gardens, and some homeowners even have a greenhouse or a vineyard. Single-family homes sell between $400,000 and $1.3 million. Several condominium communities are in Angus Ranch’s southeast corner, a subdivision known as Duval Springs. “The condos at The Spring have an open floor plan and a modern farmhouse kind of feel on the outside,” says Kelly Pratt, Realtor with JB Goodwin who has been selling properties for almost 6 years. “They have areas cut out underneath the staircase where you can put something like a dog bed.” Condos typically range in price from $350,000 to $500,000.
Anderson High offers an engineering design lab and more
The Austin Independent School District offers open enrollment, where students can apply to other schools within the district beyond the ones they are zoned to attend. Davis Elementary sits on the south side of Angus Ranch. Along with Murchison Middle, the school receives an A-minus from Niche. Anderson High scores a solid A and is the home to an Engineering and Applied Technology Center with an engineering design lab, welding lab and other learning spaces. Through participating in career and technical programs offered by the center, students can earn certifications such as Oracle Certified Database Associate and JAVA SE8 Programmer.

The Domain mall and other shopping centers
Restaurants abound along West Palmer Lane. Sangam Chettinad has a unique approach to bringing customers their Indian cuisine. “It’s a really fun place, because your food can be served to you by a robot,” Demarest says. “They’re four feet tall and 18 inches in circumference like a column, and they have levels for meals. Usually, the robots are just taking food up to the counter for to-go orders, but sometimes they’ll serve you.” An H-E-B grocery store sits in the same lot. The Water Tank off McNeil Drive invites residents to sip on craft beers and karaoke. The dive bar’s cozy back yard is dog-friendly and features live music most Friday nights. Several shopping centers lie just to the south by U.S. Route 183 and MoPack Expressway. Less than 3 miles away, The Domain is an outdoor mall with a cinema, department stores such as Lululemon and Macy’s and a variety of upscale restaurants such as Flower Child. “Sometimes they put different art there. Recently, they had a giant moon sculpture that was hanging in the air,” Demarest says. “They’ll put up giant sculptures during Christmas like a pretend gift like a big bow.” As for food, Demarest recommends the restaurant’s Mediterranean chicken yaki soba noodles. Additional eateries include Velvet Taco and Perry’s Steakhouse and Grille.

Just north of Angus Ranch, Yett Creek Neighborhood Park is a flat, 40-acre green space with forested walking trails which attract hikers and birdwatchers. Riata Neighborhood Park sits next door, offering additional paths which circle a pond. Switch Willo Stables invites aspiring equestrians to learn English riding through horsemanship classes, spring and summer camps and horse shows. Balcones District Park to the east of Angus Ranch features playgrounds, a basketball court, bluebonnet field and trails which pass a creek and waterfall.

Cycling and commuting from Angus Ranch
Capital MetroBus line 383 runs along Research Boulevard. The route goes north to Lakeline station, where riders can take the commuter rail, and south to North Lamar Transit Center, where riders can transfer to other buses. But for the most part, residents prefer traveling by car. “There are a few bike lanes around the neighborhood, but people usually just cycle on the weekends for fun,” Demarest says. U.S. Route 183 bounds the neighborhood to the west, going north to Leander and 20 miles south to Austin Bergstrom International Airport. Downtown Austin sits about 13 miles south of Angus Ranch. Interstate 35 is about 6 miles to the neighborhood’s east.
Independence Day at Balcones District Park
Several events take place at Balcones District Park such as the July 4th Parade and Picnic. Attendees watch a procession of floats and marchers and enjoy a musical performance by the Austin Civic Wind Ensemble. The best decorated floats and walkers receive prizes, and the community welcomes anyone to march. During the biannual It’s My Park Day, Austinites beautify Balcones District Park, along with other parks throughout the city.
