Built in the mid-1980s, the Arboretum mall anchors its identically named neighborhood, in more ways than just shopping. With events like movie nights and access to parks, the mall serves as a gathering place for the community. Combined with the area’s easy commutes and well-cared-for homes, many locals are drawn to the Arboretum’s Northwest Austin location. “There are mature trees, good schools,” says Michael Estes, broker and owner at Trend Real Estate. “It’s an established area with some older homes, and there are some condos too.”

Shopping at the Arboretum

Named for the high-end outdoor mall within its bounds, the Arboretum centers on its shopping areas. The Arboretum mall, laid out in an open-air setting like a park, features shops such as Chico’s, Jos. A. Bank and Pottery Barn, as well as restaurants like Estancia Brazilian Steakhouse and Hanara Sushi & Grill. Across the highway is Arboretum Crossing, which hosts storefronts like Best Buy, Whole Foods, and Men’s Warehouse. Residents of the Arboretum can also head to the movies in one of the two theaters in the neighborhood.

Condos and single-family homes in the Arboretum

Driving down the rolling hills of the Arboretum past the malls, the neighborhood displays its diversity of homes. Closer towards the commercial center, the majority of housing is taken up by condominiums and apartments, while single-family homes line Rain Creek Parkway and Floral Park Drive along the edges of the community. Homebuyers can find well-maintained ranch-style homes from the 1970s and 1980s that tend to sell around $800,000, or larger new traditional brick builds that go as high as $1.1 million. Meanwhile, the neighborhood’s condos start around $300,000, getting up to the mid-$500,000s.

Students in the Arboretum area attend the Austin Independent School District, starting at Hill Elementary School, given an A grade by Niche. They then move on to the A-minus-rated Murchison Middle School, before finishing up at Anderson High School, which received an A. Easy access to Great Hills Neighborhood Park

Residents of the Arboretum looking for recreation don’t have to go far, as the trailhead for Great Hills Neighborhood Park sits just beside Floral Park Drive in the neighborhood. “If you walk out of the back side of the Arboretum, you can start a trailhead right there,” Estes says. The park offers almost two miles of trails for walkers and joggers, with views and crossings of Bull Creek which begins in the area. Great Hills Neighborhood Park is maintained by a volunteer board, which also puts on community events such as an Easter egg hunt, Fourth of July parade and the Swift Night Out, during which residents watch migratory chimney swifts as they stop over in the Austin area.

Events at the mall and elsewhere

Not only does commercial life revolve around the Arboretum malls, but social life does as well. The Arboretum puts on plenty of events, ranging from outdoor movie nights to art tutorials to the weekly food and artisan market held every Saturday and open to the public. Or, residents might play oversized chess and Jenga before taking in the art installations and murals throughout the shopping center. Sports fans in the neighborhood can easily watch Austin’s only major pro sports team, as MLS’ Austin FC plays in the adjacent North Burnet neighborhood. The “Verde-and-Black” have sold out every game at Q2 Stadium since their inaugural season in 2021.

Quick commutes via MoPac Expressway and Route 183

Located near the junction of the MoPac Expressway and Route 183, the Arboretum offers residents easy access across the Austin area. Locals often commute to downtown, or to the nearby Domain just four minutes away, which has attracted large employers. “Now that the Domain’s open, Indeed’s second location is at the Domain,” Estes says. “Amazon’s not even downtown, they’re at the Domain. So the Domain has become ‘downtown two.’” The city’s CapMetro also serves the Arboretum area, with bus routes that lead downtown. For longer trips, residents can head to Austin-Bergstrom International Airport just 16 miles away.
