Brentwood

A wide range of property types and prices
While condos, bungalows and Craftsman-style homes are popular here, there are also many new, custom-builds. “You can find just about every size, shape, color and style home in Brentwood. Most of the neighborhood consists of historic homes that have been renovated or updated,” Gomillion says. "Homes and condos are currently priced between $300,000-$2,200,000. Brentwood has a wide range of property types and prices, making it an area most buyers can consider.” The yards here tend to be sizable and typically well-kept, and the streets throughout are great for walking. In addition to the single-family residences, there are several apartment complexes in Brentwood. Roughly 4 miles from the University of Texas campus, the neighborhood is popular with students as a convenient alternative to on-campus housing.Popular spots on Burnet Road and West Koenig Lane
Many of the neighborhood’s popular spots rest along Burnet Road including Monkey Nest Coffee and Pinthouse Pizza — a favorite of Gomillion’s that offers an “Off the Map Pie” with new combinations and flavors that rotate monthly. Right down the road, residents can visit the H-E-B for all their grocery shopping needs. West Koenig Lane is home to the sandwich shop Bird Bird Biscuit, Brentwood Social House coffee shop and small shops like Honey Hill Market, a vintage clothing store.Neighborhood events create a close-knit community
The Brentwood Neighborhood Association, Brentwood Elementary and the non-profit Violet Crown Community Works organize multiple local events throughout the year, including neighborhood-wide yard sales, a Labor Day parade, Oktoberfest and even public art installations. In 2023, the annual holiday lighting of the luminarias celebrated its 28th anniversary.10th Best High School for the Arts in Texas
Brentwood is in the Austin Independent School District, with many children attending Brentwood Elementary and Lamar Middle, an arts magnet school that feeds into McCallum High, which was ranked 10th in Best High Schools for the Arts in Texas. It is home to the district's Fine Arts Academy. However, the 1950s building is often reported as having problems with leaking ceilings and rodents. All schools receive an A-minus or higher rating on Niche.Parks, pools and community gardens
A walking trail borders Brentwood Neighborhood Park, where residents can go for a jog or get active on tennis courts, basketball courts, softball field or in the community pool. Several smaller plots of land throughout Brentwood are dedicated to public use, including Sunshine Community Gardens, which hosts a plant sale in the Spring. An ideal location for commuters
Brentwood's walkability means bikers, runners and dog walkers are out and about on any given day. Brentwood's central location is just 6 miles from Downtown Austin, making it an ideal home base for commuting throughout the city and surrounding areas. North Lamar Boulevard offers easy access from Brentwood all the way down past Highway 71, and entrances to both Interstate 35 and Highway 183 are very close.
