Living in Camelot with both commuter and suburban perks
Just west of Austin, Camelot is a suburban neighborhood that advantageously blends retail and residence. “In Camelot, you can get to Austin in just five minutes on Bee Caves Road,” says Amani Wang, local Realtor with eXp Realty. “The noise can be an issue because it’s right on the main road, but West Lake is right there, so residents can enjoy all the shopping next door.” The multi-lane Bee Caves Road is the main way for locals to get around, leading directly to Downtown Austin about 7 miles away. While near highly trafficked thoroughfares, including Route 360, Camelot also offers family-friendly amenities and spacious contemporary homes on large lots. Students can attend schools in the Eanes Independent School District, the best in the state, according to Niche. In addition to the community’s quieter, more tucked-away residential section, the CAP Index gives Camelot a crime score of 2 out of 10, lower than the national average of 4.

Local eateries and medical offices at West Lake Shopping Center
Camelot locals take advantage of their proximity to West Lake Shopping Center, which is at the intersection of Bee Caves Road and Route 360. This retail hub offers medical clinics, grocery stores like H-E-B, and a myriad of cafes and restaurants. Kerby Lane Cafe serves all three meals in a trendy diner setting, and Lola Savannah is a popular spot for a coffee to-go. The Well Westlake offers a health-conscious menu in a terrarium-like atmosphere, and County Line is an upscale rustic barbeque joint with live music and views of the city. Hat Creek is a well-known counter-serve burger spot inside a big red barn, and The Grove has an extensive wine and dinner menu. Also located in this commercial section is The Hospital at Westlake Medical Center, a physician-owned hospital that provides patient services from diagnostic procedures to emergency care.
Another community staple situated around the busy junction of Route 360 and Bee Caves Road is St. John Neumann Catholic Church. Built on a 28-acre site, this well-attended church was completed in 2003. The architecture reflects a mixture of Roman and Spanish Revival, with a decorative stone facade and terra cotta roofing.
The Grove Wine Bar & Kitchen is a great place to enjoy a glass of wine in Camelot.

Eanes Independent School District, the best in the state
Eanes Independent School District serves students living in Camelot. Not only is the district rated an A-plus from Niche, it’s ranked as the No. 1 school district in Texas. “People move here to be part of the Eanes school district,” Wang says. Students can begin at Forest Trail Elementary before progressing to Hill Country Middle and then Westlake High, all of which also receive an A-plus grade. The high school offers more than 200 clubs and an array of athletic teams, including both boys and girls water polo, as well as a catalog of state championships in various sports.
Nearby, St. Michaels Catholic Preparatory School is a private, co-ed kindergarten through twelfth-grade school that Niche ranks as the No. 1 Catholic school in Austin. The institution shares its campus with Saints Peter and Paul Catholic Church.

Commuting options on Route 360, Loop 1 and Bee Caves Road
Capital of Texas Highway, more commonly known as Route 360, runs along the east side of the neighborhood, conveniently intersecting with Bee Caves Road. “For commuters, this location is incredible,” Wang says. “Not only do you have 360 and Bee Caves, you have the MoPac Expressway, or Loop 1. It’s the main artery north-to-south in Austin. If there’s a traffic jam, it helps you save 15 minutes.” Residents can take Bee Caves Road for 7 miles east to reach Downtown Austin, and Austin-Bergstrom International Airport is about 15 miles away.
Properties that are located near Route 360 and Bee Caves Road, according to Wang, may experience higher noise levels than the rest of the neighborhood. Soundscore, which measures how loud an area is due to environmental factors, classifies these homes near the major roadways as “loud.”
Ranch-style and multi-million-dollar contemporary homes
The east side of Camelot is home to commercial properties and industrial parks, while the rest of the community is generally residential. Residents can enter the neighborhood on Castle Ridge Road through the business side, or they can enter along the winding Knollwood Drive. Both entrances branch off into suburban circles and courts, where there are a variety of single-family homes and condominium communities. Common house designs include midcentury ranch-styles, rambling ranch-styles and contemporary houses, some with Colonial-inspired influences and others with Spanish Revival elements. While many properties were built in the 1970s, there are a handful that have been remodeled or reconstructed as recently as 2025. Sizes can range from 1,500 to 5,500 square feet, and price tags vary between $875,000 for smaller homes up to $4.5 million for an estate-like property on more than an acre. Buyers can also find 1,000- to 2,000-square-foot condo units priced from $480,000 to $700,000.
