Far enough from the rush of the city but close enough to commute, Cherry Creek is a quiet, established area. “There is a very strong neighborhood feel in Chery Creek,” says Jennifer Buterick Gonzales, a Broker Associate with Legacy Real Estate Group and resident of Southwest Austin. “You’re not going to see a ton of commercial businesses and restaurants, but you are within 10 to 20 minutes of really the best that Austin has to offer.” One of the more affordable neighborhoods outside of the city, Cherry Creek is attracting homebuyers who work in Downtown Austin but don’t necessarily want to live there.

From fixer-uppers to brand new builds
Many of the houses in the neighborhood are ranch-style with attached garages, but there are plenty of two-story family homes, especially classic Craftsman. “These homes have been around starting as early as the 70s to 80s,” says Buterick Gonzales. “So, they’ve been remodeled over time, but still have big established trees and a lot of character.” Homes tend to have small to midsized lots that are sometimes wooded or in cul-de-sacs. A three-bed, two-bath fixer-upper could go for around $359,000 and a newly built contemporary home will sell for around $1,000,000.

Dining with armadillos and catfish
For a night out, residents will venture about 15 minutes south on Menchaca Road for bars and restaurants such as Armadillo Den, Moontower and Lustre Pearl. Staying in the neighborhood, Cherry Creek Catfish Company is a seafood staple that’s been open since 1994. Residents have grocery shopping options within just a few miles, including Whole Foods at The Shops at Arbor Trails and H-E-B on Brodie Lane. On the same road, Sunset Valley Market has chains like Barnes and Noble and T.J. Maxx.

Schools that are getting technical
There are a few public schools in the neighborhood, including Cowan Elementary School. With an active PTA and after-school programs including martial arts, it receives an A rating on Niche. Students can then graduate to Covington Middle, which scores a B rating, as does Crockett High. Also zoned in the neighborhood, Bowie High offers technical education programs in culinary arts, agriculture science and computer technology. It scores an A overall.
Cunningham Elementary School serves over 300 students in PK through 5th grade.
Crockett High School in Austin, Texas serves Garrison Park, as well as Cherry Creek.
Cowen Elementary School serves students in PK through 5th grade in Cherry Creek.

Seeing green in every direction
Garrison Park is a popular spot thanks to the community pool, but it offers a playground and basketball court as well. According to Buterick Gonzales, residents will often travel outside of the neighborhood to explore the outdoors, “If you go 10 or 15 minutes, you can be in five different parks, greenbelts or trails because we are such an outdoorsy city.”

Getting around in 20 mins or less
While Cherry Creek is a car-dependent neighborhood, it’s just a two-minute drive to the Brodie/Harpers Ferry bus stop and is 11.5 miles or less than 20 minutes to the Austin-Bergstrom International Airport. Close proximity to the MoPac Expressway makes for a 10-mile or 15 to 20 trip to Downtown Austin.
