Eastern Austin is poised to continue changing as the tech industry does likewise. But for Cherrywood, that has been happening for decades. Originally a tract of farmland, it developed into a suburban community right off of the University of Texas at Austin by the 1920s, followed by a second wave of much heavier growth following World War 2. Geographically connected by Upper Boggy Creek, each of Cherrywood's subdivisions dovetail to form an active and engaged community of tech workers and multigenerational homeowners, many of whom rent out their laneway homes to UT students.

Midcentury and postmodernism collide
What was once a renter's community of modestly sized post-war bungalows and ranch-style homes shaded by tall trees has evolved since the 1990s. Nowadays, a few postmodern designs that reach the edges of their less-than-quarter-acre lots have altered the look and price of the neighborhood, with most of these homes selling for between $900,000 and just over $1 million. Plenty of original midcentury designs remain, however, and most are priced from $300,000 to $700,000. To overcome rising costs, many original homes include an accessory dwelling unit. "That's why you have a little more of a neighborhood-y feel in parts of the East Side, where literally every single house has a front house and back house," says Realtor and co-founder of DEN Property Group Will Steakley.

Compared to other communities throughout Austin, Cherrywood has less commerce, but that is changing as new businesses continue to pop up. Convenience is the real selling point, considering grocery runs and hospital visits are a hop, skip and jump away. For a tasty bite, most residents head south to Manor Road and swing into places like Dai Due, a popular eatery and butchery known for its farm-to-table cheeseburgers and wagyu beef cuts for home-cooked meals. For a night out, residents head east to enjoy happy hour drinks on the patio at Bobo's Snack Bar. For groceries, there's an H-E-B right across Interstate 35.

Tennis heads and green thumbs at Patterson Neighborhood Park
Cherrywood's past as a partly agrarian, partly wooded landscape is still very much present in some places, especially its parks. Patterson Neighborhood Park is easily the biggest of the neighborhood's public spaces and is often alight with recreational activities, including sand volleyball, pickup basketball, or lap swimming. Also home to the Pharr Tennis Center and a community garden, the park is a prime location for run-ins with neighbors. Recreation meetups even occur at some of the neighborhood's newer businesses, such as Cherrywood Coffeehouse, which hosts free yoga classes every weekday.

With Maplewood Elementary located in the neighborhood, young students in Cherrywood can walk to school every day. For sixth through eighth grade, students age up to Kealing Middle School, which offers culinary arts and broadcast journalism programs. For ninth through 12th grade, students attend McCallum Fine Arts Academy. Ranked by Niche as the 10th-best public high school in Texas for arts education, McCallum has routinely been nominated for theater awards, and in 2018 even sent its student orchestra to perform at Carnegie Hall in New York City. All three schools have a Niche score of A-minus or higher.

Immediate access to Interstate 35 affords quick trips downtown or north toward Round Rock. A college student living in the neighborhood can walk to the University of Texas at Austin campus, although certain areas lack improved pedestrian infrastructure. But with several bus routes servicing outlying and central streets, getting around is still easy. "Austin is pretty small in my opinion. You'll end up pretty much anywhere in 10 minutes," Steakley says.

Although it has a suburban feel, noise can be a problem for many residents because of the neighborhood's proximity to I-35. The CapMetro light rail also passes through the center of the neighborhood, causing more noise for those on nearby streets.
