“The Main Street of Texas”
Congress Avenue was designed as “The Main Street of Texas,” a center of commerce with the Texas State Capitol as its terminus. While still mainly a business district, those who reside in the limited housing of the Congress Avenue neighborhood have access to all Austin has to offer, right outside their doors. From bars and restaurants to festivals, events and parks, locals can find anything they want within an easy walk. “Within walking distance you can be on West 6th, which has a number of late-night bars and eateries,” says Michael Estes, broker and founder at Trend Real Estate. “Or you can be on the hiking and biking trails to Lady Bird Lake. Or you can even get to East Austin, where all the cool restaurants are right now.”
A hub of music, festivals and events in Austin
A hub of culture in Austin, Congress Avenue always has something going on. The neighborhood’s Paramount Theater hosts big names from comedy and music, including events such as the Moontower Comedy Festival. Just a half-mile’s walk from the neighborhood, Moody Amphitheater at Waterloo Park puts on larger concerts during the spring and summer. “Moody’s relatively new but a really cool concert venue,” Estes says. “There are a bunch of art installations around it in the park too.” And downtown Austin is always bustling from festivals such as the annual South By Southwest, which takes over the city each March, or the Austin City Limits music festival, held just a couple miles away from Congress Avenue in Zilker Park every fall.
Dining in and around Congress Avenue
Residents of Congress Avenue looking for the happenings of downtown Austin just have to walk out their front door. Restaurants such as Chi’Lantro, with a mix of Mexican and Korean cuisine, Quattro Gatti Ristorante e Pizzeria, for classic Italian favorites, and Roaring Fork, known for the bacon-wrapped pork tenderloin, line Congress Avenue in the neighborhood. And residents can easily walk one block to Austin’s famous 6th Street, with restaurants, bars, and clubs. Right across the street from Congress Avenue, Royal Blue Grocery provides produce as well as prepared meals. More shopping and dining can be found on 2nd Street, a short walk away.
Easily walkable in downtown Austin
About as centrally located as possible, Congress Avenue allows locals ease of access to everything downtown Austin can offer. The area posts a Walk Score of 98 out of 100, with restaurants, entertainment and employers clustering around Congress Avenue as downtown’s main north-south artery. Or, residents can utilize the road’s protected bike lanes to get where they need to go. The CapMetro transit system centers around downtown Austin, with many stops within a five-block walk from the neighborhood. The buses can get residents just about anywhere they need to go, including the 10 miles to Austin-Bergstrom International Airport.
Proximity to Waterloo Greenway and Lady Bird Lake
As one of the main business districts in downtown Austin, the Congress Avenue neighborhood itself doesn’t have much green space. However, it’s within easy walking distance of many of the excellent parks that Austin has to offer. About a half mile away from the neighborhood, Waterloo Park was recently renovated and now has over 1.5 miles of trails for walkers, joggers and bikers. This revitalization is part of the larger Waterloo Greenway project that will follow Waller Creek to its terminus at Lady Bird Lake, just a half-mile walk from the neighborhood. Lady Bird Lake, which is the name for the Colorado River as it passes through downtown Austin, offers plenty of recreation itself, with kayakers and paddleboarders exploring the water and bikers and joggers enjoying the beautiful scenery.
Low housing stock in Congress Avenue
While Congress Avenue’s location puts it close to anything residents might need, its residential options are minimal. The Brazos Place building, once a hotel, has been turned into luxury condominiums that start from 622 square feet and reach 2,745 square feet. These feature high-end details such as granite counters and open floorplans and often run between the low $300,000s and close to $600,000.
High marks for Austin schools
Congress Avenue is located in the Austin Independent School District, and kids are zoned to start at Mathews Elementary School, given an A grade by Niche. Students then move to O. Henry Middle School, which received an A-minus, before finishing up at the A-rated Austin High School. The longest continuously-open public high school in Texas, Austin High offers students academies for Classical Studies, Design & Technology, Global Studies and Science & Innovation.
